Property Manager - Metro Management

This role will be supporting METRO Management- which is now apart of AKAM Associates.

Property Management firm is looking for an experienced On-Site Property Manager to oversee the daily operations of a Cooperative Apartment Building. MUST HAVE COOP EXPERIENCE. This is one location for on-site management services.

Salary: $90K

PROPERTY MANAGER'S PRIMARY DUTIES AND RESPONSIBILITIES:

Property manager will be directly responsible for overseeing and coordinating maintenance of all areas including but not limited to:

· Building interior, common halls and grounds.

· Oversee all community operations, maintenance services and outside contractors/vendors, including elevator inspections, fire alarm and fire extinguisher inspections, etc. and building staff (Superintendent, handymen, porters).

· Effectively and professionally communicate with residents, visitors, staff and Board members

· Field all Shareholder concerns/complaints and inquiries

· Review, approve and/or place all purchase supply orders for office and/or maintenance supplies.

· Confirm all large purchases are necessary and accounted for

· Implement cost saving and revenue increasing initiatives

· Enter, track and follow up on all maintenance work orders

· Perform weekly inspections of common areas

· Implement an in-depth review of the governing documents (By-Laws, House Rules, Offering Plans) to ensure coop operates in accordance with governing documents

· Handle emergency issues afterhours, as necessary

· Supervise staff, set schedules, review and approve payroll

· Oversee Superintendent, handyman, superintendent, and porters for property maintenance and repairs

· Communicating with the Board of Directors in all aspects of property oversight

· Attend monthly evening board meeting, in person or zoom

· Assist in creating and maintaining the annual budget

Processing proposals, repairs and invoices for proper approvals and payments

PROPERTY MANAGER EDUCATION & EXPERIENCE REQUIREMENTS:

· 5+ years of Property Management Experience in Coops, preferred.

PROPERTY MANAGER REQUIRED KNOWLEDGE / SKILLS:

· Proficient in: MS Office; Word, Excel, Outlook-Calendar, One Drive, and Google counterparts

· Must have excellent verbal/written communication, and outstanding customer service skills.

· Ability to be collaborative and manage others.

· Personable, flexible, and adaptable with a can-do attitude.

· Must be detail-oriented, highly organized, self-motivated and have the ability to prioritize tasks and projects with limited direction and time constraints.

· Ability to be resourceful and proactive in dealing with issues that may arise.

· Be calm and effective under pressure, have good problem-solving skills, and be solution focused.
