Morgan Properties is hiring an Assistant Service Manager to help support five communities across our Saratoga Crossings portfolio in Farmington and Victor, NY.Partnering with an experienced Multi-Site Service Manager, you'll stay hands-on while helping guide the maintenance team, troubleshoot HVAC and other technical challenges, and keep operations running at a high level. This is a great opportunity for someone who knows maintenance, enjoys helping others succeed, and is ready to take on more leadership responsibility.As an Assistant Service Manager, you will:Support the Multi-Site Service Manager in overseeing daily maintenance operations across a five-community portfolio totaling 451 apartment homesCoordinate work orders, apartment turns, preventative maintenance, and technician scheduling to help ensure efficient daily operationsTroubleshoot and complete repairs involving HVAC systems, appliances, plumbing, electrical, carpentry, drywall, and general building maintenanceLead by example while coaching and supporting Maintenance Technicians to promote teamwork, accountability, and quality workmanshipPerform property inspections of vacant apartments, common areas, building exteriors, and grounds to maintain company standardsAssist with inventory management, maintenance supplies, tools, and equipmentHelp ensure apartment homes are move-in ready while supporting occupancy goalsAssist with snow removal, weather-related events, and emergency maintenance as neededParticipate in a rotating paid 24-hour on-call scheduleComplete additional duties and special projects as assignedCompensation & BenefitsBase Pay: $27.00 - $29.00 per hourUp to 50% Rent DiscountProperty Staff Shared Renewal CommissionsMorgan Essentials: $300 QuarterlyOn-Call Appreciation: $15 per day while holding the on-call phoneMedical, Dental & Vision Insurance401(k) with Company MatchGenerous Paid Time Off, including paid holidays and sick leaveScheduleMonday – Friday | 8:00 AM – 5:00 PMRotating paid on-call schedule requiredAvailability for weather-related and emergency maintenance events is requiredSchedule may vary based on business needsWhat We're Looking For2-3 years of multifamily maintenance experiencePrevious experience leading, mentoring, or coordinating maintenance team membersStrong HVAC diagnostic and repair experience requiredExperience with plumbing, electrical, appliances, carpentry, drywall, and general building maintenanceEPA/HVAC certification preferred, but strong hands-on experience will be consideredComfortable using smartphones, mobile work order applications, and computersValid driver's license with reliable transportationAbility to travel between communities within the portfolioAbility to participate in an on-call rotation and respond to emergency maintenance needsStrong communication, problem-solving, and customer service skillsA dependable, team-oriented professional who takes pride in delivering quality work and exceptional service
