This role supports property operations by troubleshooting maintenance issues, ensuring safety and regulatory compliance, and maintaining the building's overall functionality and appearance.Compensation$2,000 sign-on bonus offered for this positionCompetitive compensation based on experience and qualificationsKey ResponsibilitiesPerform routine property inspections and coordinate repairs with managementTroubleshoot maintenance issues and recommend or implement solutionsComplete apartment move-in and move-out inspections and coordinate unit turnoverMaintain compliance with policies, regulations, and facility standardsMaintain confidentiality and complete assigned dutiesTechnical DutiesPlumbing: Repair leaks, install or replace faucets, pipes, water heaters, toilets, and garbage disposalsElectrical: Diagnose and repair single-phase electrical systems, outlets, switches, lighting, fans, and climate control systemsEquipment Maintenance: Repair and maintain heating/cooling units and related equipment; document all repairsCarpentry: Repair doors, windows, cabinets, drywall, roofing, gutters, and building fixturesPainting & Drywall: Perform touch-ups, painting, and minor drywall repairsProperty & Grounds MaintenanceMaintain grounds, including mowing, trimming, watering, and general cleanupRemove snow and apply ice melt to walkways and parking areasClean common areas and prepare units for occupancyPerform preventative maintenance and maintain inventory of suppliesOperational SupportRespond to emergency and on-call maintenance requests as scheduledPrepare buildings for regulatory inspections and complete required repairsSupport capital improvement projects and coordinate vendor servicesProcess maintenance requests and manage work orders using computer systemsProvide professional customer service to residents, visitors, and vendorsConduct maintenance orientation for new residentsAdditional ResponsibilitiesAssist with time management, reporting, and documentationNo supervisory responsibilitiesQualificationsHigh school diploma or GED requiredMinimum 2 years of maintenance experience1 year of experience in electrical, HVAC, or plumbing plus 6 months of trade-related education (electricity, HVAC, plumbing, or carpentry) preferredApartment maintenance experienceTechnical SkillsBasic computer skills, including email and Microsoft OutlookAbility to use maintenance and work order systemsLicenses & RequirementsValid driver's licenseAccess to a registered and insured vehicle for travel between locations and emergency response
