SUMMARY DESCRIPTION

Under general supervision from higher level supervisory or management staff, performs a full range of semi-skilled duties related to the maintenance, repair and cleaning of assigned buildings and facilities; may assists in skilled maintenance trades including plumbing, carpentry, HVAC, and electrical; operates a variety of maintenance and repair tools and equipment; and maintains current records of maintenance and repair work.

May receive functional supervision, technical training and work direction from a higher-level building maintenance worker.
DISTINGUISHING CHARACTERISTICS

This is the journey level class within the Building Maintenance Worker series. Employees within this class are distinguished from the Lead Building Maintenance Worker in that the latter position serves as a lead worker over lower level building maintenance staff and is assigned the more difficult and complex work of the unit. Employees at the Building Maintenance Worker level are fully aware of the operating procedures and policies of the work unit.
REPRESENTATIVE DUTIES

The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices.
Perform a variety of semi-skilled maintenance and repair duties on campus structures, related physical facilities, equipment and grounds.

Make routine repairs and adjustments to buildings and facilities including doors, windows, cabinets, walls and partitions; repair floors and ceilings including hardwood floors, acoustical tile, asphalt tile and other composition material; repair carpeting.

Participate in plumbing installations and repairs as necessary; replace broken fixtures; unclog drains; remove obstructions from water and sewer systems; repair leaks.

Repair and prepare surfaces for painting; paint buildings, fixtures and equipment; paint or stain wood structures.

Excavate, prepare, form, pour and finish concrete; repair asphalt.

Perform minor repairs on rooftops; patch holes; clean out drain gutters.

Assemble, set up, move and arrange furniture and equipment; set up rooms as directed.

Lock and unlock doors; open and close campus buildings.

Operate and maintain a variety of hand and power tools including table saws, circular saw, planers, routers, sanders, airless paint sprayer, power drills and welding equipment.

Assist in performing carpentry work including structural fabrication, installation, repair and maintenance tasks during maintenance and repair, remodeling and new construction assignments.

Assist in laying and repairing floors and roofs including working with suspended and tile ceilings, asphalt tile and other composition materials; assist in installing carpeting.

Assist in constructing and repairing school and office furniture, counters, and equipment; assist in performing mill and cabinet work; assist in repairing metal cabinets as necessary.

Assist in building stairways, closets, partitions, cases and shelving; fit doors, windows, sashes, and screens.

Assist in installing and finishing metal frame walls, dry walls and wood paneling.

Maintain maintenance supplies and equipment.

May perform custodial duties including cleaning, stripping and waxing floors, cleaning restrooms and replenishing restroom supplies.

Assist other maintenance staff in performing assigned duties.

Perform related duties as required.

QUALIFICATIONS

The following generally describes the knowledge and ability required to enter the job and/or be learned within a short period of time in order to successfully perform the assigned duties.

Methods, materials, tools and equipment used in general building and facility maintenance and repair.

Operational characteristics of maintenance and repair equipment and tools used in the area of assignment.

Construction and maintenance methods and equipment.

Methods, materials, and equipment used in custodial work.

Pertinent building and construction codes and regulations.

Principles and practices of record keeping.

Occupational hazards and standard safety practices.

Perform a variety of semi-skilled repair and maintenance work on assigned buildings and facilities.

Use and operate a variety of tools and equipment required for the work in a safe and efficient manner.

Estimate time, material, and labor costs for maintenance and repair projects.

Clean and care for assigned areas and equipment.

Perform basic shop mathematics.

Maintain a variety of records.

Move heavy objects and perform heavy manual labor.

Ensure adherence to safe work practices and procedures.

Work cooperatively with other maintenance staff.

Work independently in the absence of supervision.

Understand and follow oral and written directions.

Communicate clearly and concisely, both orally and in writing.

Establish and maintain effective working relationships with those contacted in the course of work.

Report to work on a regular and consistent basis, as scheduled, to assigned job.
EDUCATION AND EXPERIENCE GUIDELINES

Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Education/Training:

Equivalent to the completion of the twelfth grade supplemented by specialized training in general building maintenance.
Experience:

One year of building maintenance or general plumbing, carpentry, HVAC or electrical experience.
License or Certificate:

Possession of a valid driver's license and proof of insurability.
PHYSICAL DEMANDS AND WORKING ENVIRONMENT

Environment: Work is performed in both indoor and outdoor field environments; travel from site to site; work at heights on scaffolding and ladders; exposure to noise, dust, grease, smoke, fumes, noxious odors, gases, and all types of weather and temperature conditions; work and/or walk on various types of surfaces including slippery or uneven surfaces and rough terrain. Occasional exposure to risks controlled by safety precautions. Positions may be required to work evenings and weekends.
Physical: Primary functions require sufficient physical ability and mobility to walk and stand for prolonged periods of time; frequently stoop, bend, kneel, crouch, crawl, climb, reach, and twist; push, pull, lift, and/or carry moderate to heavy amounts of weights; operate assigned equipment and vehicles; verbally communicate to exchange information.
Vision: See in the normal visual range with or without correction.
Hearing: Hear in the normal audio range with or without correction.
Supplemental Information
Work Schedule: TBD - Schedule and shift vary and are subject to change in accordance with the department's needs.

Hours per Week: Up to 25

Employment Conditions and Information:

This is a short-term, temporary, hourly Non-Bargaining Unit (NBU) assignment, not to exceed 160 days and 960 hours per fiscal year (July 1st through June 30th). Short-term, temporary NBU positions may only be used on an intermittent, seasonal, or project basis. Education Code Section 88003 states "Short-term employee means any person who is employed to perform a service for the district, upon the completion of which, the service required or similar services will not be extended or needed on a continuing basis."

After successful completion of the onboarding requirements, an individual may be employed by the South Orange County Community College District (SOCCCD) as a short-term, temporary NBU employee. Employment will be on an "if and as needed" basis, as determined by the SOCCCD. The assignment may be shortened or extended at any time, due to departmental needs, with little to no notice. NBU employment is at-will, and either party may terminate this working relationship at any time. Neither party shall be required to provide any reason for the separation. NBU employees shall not have reemployment rights or recourse to petition to be reinstated.

NBU employees are limited to working in a single position for a single department and site (assignments are onsite only).

NBU employees are paid on a monthly basis. The payroll reporting period is from the 1st of the month to the last day of the month. NBU employees are paid on the 10th of the following month.

Example : For the following reporting period: January 1st through January 31st, the NBU employee will be paid on February 10th.

NBU employees who work more than 1000 hours per fiscal year are required to contribute to the California Public Employees Retirement System (CalPERS), through payroll deduction. The SOCCCD does not intend to employ NBU employees for more than 960 hours during any fiscal year.

The South Orange County Community College District (SOCCCD) will not sponsor any visa applications.

Any active vested member of California State Teachers Retirement System (CalSTRS), who accepts employment with the SOCCCD to perform service that requires membership in CalPERS, is eligible to elect to continue retirement system coverage under CalSTRS

Retiree Benefits:


Faculty (Full-Time)

Present medical, vision, and dental benefits for those retirees who were employed full-time by the District for ten (10) years immediately preceding the date of retirement and who have reached the age of fifty-five (55), and who meet the eligibility requirements described in the collective bargaining agreement, and for the dependents of eligible retirees, shall continue until the retiree reaches the age of Medicare eligibility. The retiree may be eligible for continued benefits after reaching the age of Medicare eligibility.

Staff (California School Employees Association ("CSEA"))

Effective July 1, 2008, to June 30, 2026, bargaining unit members who retire from the District and the California Public Employees' Retirement System ("CalPERS")/California State Teachers' Retirement System ("CalSTRS") concurrently at sixty (60) years of age or older who have been employed by the District for at least ten (10) consecutive years, during which they were health benefit eligible under the terms of the collective bargaining agreement immediately prior to retirement, shall receive the same District contribution as provided active bargaining unit members under the collective bargaining agreement, toward health benefits specified under the collective bargaining agreement, excluding long term disability and life insurance, the legal assistance program and long term care insurance, until age sixty-five (65) or until the bargaining unit member becomes eligible for Medicare, whichever is sooner.


OR

Effective July 1, 2026, bargaining unit members will receive the District offered medical, vision, and dental benefits for those retirees who retire July 1, 2026, or thereafter, who were employed full-time by the District for ten (10) years immediately preceding the date of retirement and who have reached the age of fifty-five (55), and who meet the requirements described in the collective bargaining agreement. Management

Medical, dental, and vision benefits in effect in the District at the time of retirement of a management team member shall continue in effect upon the employee's retirement for those employees who have been actively employed full-time and receiving full-time benefits by the District for ten (10) consecutive years immediately preceding the date of retirement and who concurrently retire from either CalSTRS and/or CalPERS. The retiree may be eligible for continued benefits after reaching the age of Medicare eligibility.
