Maintenance Technician I - Join and Receive a $7,500 Sign-On Bonus Company: UG2 Location: Cambridge, MA POSITION TITLE: Maintenance Technician 1 Licensed

MAJOR FUNCTION:

The Maintenance Technician 1 Licensed is responsible for the maintenance, repair, and installation of HVAC equipment, ductwork, controls, exhaust equipment, and other building equipment in a facility. This includes the ability to troubleshoot HVAC equipment and controls, perform necessary repairs, and maintain HVAC equipment as part of the facility's preventive maintenance program. The Technician must demonstrate professional competence and attention to detail to ensure that all HVAC systems function at optimal levels, promoting a safe and comfortable environment for all building occupants. Job Responsibilities: Troubleshoot HVAC equipment and controls to identify problems and perform necessary repairs. Conduct ongoing maintenance of HVAC equipment as part of the facility's preventive maintenance program. Install ductwork, refrigeration piping, air conditioning units, and exhaust equipment. Operate, maintain, and log all HVAC and MEP equipment under the direction of the supervisor. Respond to tenant service requests and build positive tenant relationships through prompt and courteous responses. Carry out preventive maintenance and repairs on HVAC equipment such as plumbing and electrical systems as directed by the supervisor. Maintain computerized or manual logs detailing preventive work performed on equipment. Assist in inventory management by helping order stock and maintain supplies. Respond promptly to emergency situations and client concerns. Review tenant and client improvement plans and inspect active construction areas for compliance with building rules and regulations. Manage fire alarm and sprinkler systems, coordinating necessary shutdowns and tests with contractors and vendors. Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and report to management. Maintain and operate life safety/fire systems. Perform minor repairs on doors, hardware, locks, windows, ceilings, and floors. Troubleshoot and make recommendations to improve maintenance operations and implement savings opportunities. Comply with all applicable codes, regulations, governmental agency directives, and company policies related to building operations and practice safe work habits. Daily communication with property management, engineering staff, security, tenants, and contractors/vendors is essential. Perform other related duties as assigned such as snow removal, assisting other tradesmen, and emergency repairs. Key Interactions: Engage with all leaders and stakeholders. Engage with all employees organizationally as needed. Engage with customers and clients. Requirements (Knowledge, Abilities, Skills, and Education and/or Experience: Active HVAC License. Minimum of five years of experience as an HVAC mechanic in a commercial/industrial facility. Familiarity with HVAC and electrical codes. Ability to plan and organize work. Proficiency in brazing, soldering, and welding. Mechanical and electrical aptitude with large tonnage HVAC equipment is required. Must be able to change refrigeration compressors, service cooling towers, rebuild or replace large centrifugal pumps, service & repair VAV boxes, troubleshoot and repair energy management controls and programming. Must be able to work varying shifts, weekends and holidays as needed Preferred Qualifications: Demonstrates attention to detail. Identifies and resolves problems in a timely manner. Adapts to changes in the work environment; manages competing demands; able to deal with frequent change, delays, or unexpected events Working Conditions and/or Physical Requirements: The role requires the ability to lift up to 50 pounds, climb ladders, work in tight spaces, and perform physical labor related to maintenance and repair. The noise level in the work environment is usually moderate to loud. Possible frequent exposure to moving mechanical parts and risk of electrical shock. Occasional exposure to wet and/or humid conditions; high, precarious places and outside weather conditions.
