As a Lead Technician, you are the driving force in providing great service to our residents in a fast-paced, challenging, and rewarding environment.What You Bring To Heatherwood:A positive attitudeA customer-first approach to serviceSafety-first mindset and adherence to all safety policiesAbility to combine hands-on maintenance expertise with operational oversight and coordinationLeadership-focused, team-oriented approach with the ability to motivate, support and effectively guide team membersHigh attention to detail and accountability for quality and timeliness of workProven track record of reliability, dependability, and sound judgmentStrong commitment to completing time-sensitive tasks and managing priorities for the teamStrong ability to quickly navigate, learn, and adapt to maintenance and property management softwareStrong written and verbal communication skillsOpenness to feedback and consistent communication with property leadership and management teamsMinimum of 3+ years in a lead or supervisory maintenance role in multifamily, commercial, hotel, or similar environmentsValid driver's licenseKey Responsibilities:Knowledge of and compliance with company standards, policies, and proceduresMaintains compliance with all Fair Housing standards in all resident interactionsMaintain property standards for cleanliness, appearance, safety, and functionalityRespond to service requests in a timely, professional, and customer-focused mannerOversee and manage preventative maintenance programs and scheduled inspectionsAssign, coordinate, and monitor maintenance tasks while providing hands-on support as neededLead and oversee apartment turnover activities, including cleaning, painting, and repairsFlexibility to work overtime, on weekends, and participate in the emergency on-call rotationTrain, coach, and mentor maintenance technicians on technical and administrative skill setsServes as the primary support to the Maintenance Manager and assumes leadership responsibilities in their absence, including but not limited to payroll administration, scheduling, procurement, purchase orders and invoice processing, budget oversight, work order management, inspections, and operational tracking.Provide real-time feedback to support professional development and performance managementSupport oversight of specialized systems such as sewer treatment plants and swimming pools (if applicable)Maintain clear, consistent communication with property leadership and management teamsPerform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periodsParticipate in snow removal activities as directed by the management teamThis is not intended to be a complete list of all duties and responsibilities; duties may change based on business needs.Technical Knowledge:Advanced expertise in troubleshooting, repairing, and oversight of:Various HVAC systemsPlumbing systems including boilers and water heatersElectrical systemsAppliancesBuilding envelope and structural designPool Management (where applicable)Waste Water Treatment Systems (where applicable)Advanced ability to oversee building systems including fire sprinkler, fire alarm, and central mechanical/HVAC systems (as applicable)Expert understanding of maintenance operations, work order management, preventative maintenance, and apartment make-ready processesDevelopment & Training:Monthly safety training as part of Heatherwood's Safety CultureOngoing leadership, management, and advanced technical developmentTraining and support for EPA Universal, CPR, CPO, Standpipe certifications (S95, S12, S13) where applicableCertifications including: EPA Universal, CPR, CPOAccess to online training resourcesInternal growth opportunities
