Assistant Property Manager

Job Description: Assistant Property Manager (Houston, TX) ARDEN LOGISTICS PARKS Position Overview We are seeking a highly organized, friendly, and technically savvy Assistant Property Manager (APM) for our Houston office. The APM will address and resolve tenant issues and complaints, oversee necessary construction, and make recommendations to our Asset Management team. Responsible for handling tenant and vendor calls, dispatching work orders, preparing monthly and quarterly management reports, managing vendor contracts and invoices, and achieving business goals within established timelines. Job Responsibilities (include, but are not limited to the below) Tenant and Vendor Relationships Manage tenant and vendor relationships; serve as point of contact for vendors and tenants. Address tenant inquiries and visit tenants as needed. Manage preventative maintenance contracts for HVAC per tenant leases through Ravti/Building Engines. Enter tenant service requests and track them through Facility Manager to ensure timely response and close out of each work order. Keep tenant and vendor contact list updated. Write and communicate vendor work schedules. Complete tenant move‑ins and move‑outs, submitting applicable documentation. Show vacant spaces as needed. Finances and Reporting Own assigned property financial duties, ensuring invoices are reviewed, processed, and paid timely; resolve past‑due invoices. Process and approve expenditures accurately and promptly. Ensure all rents are posted and updated in the Yardi system; diagnose past‑due tenants and collect outstanding balances, applying payment plans when appropriate. Assist with preparation of the annual budget and with monthly reporting. Collaborate with the property management team, corporate resources, and senior leadership to reconcile and execute reports. Compliance Exercise judgment in reviewing vendor contracts, ensuring they meet acceptable terms and conditions. Track and manage vendor Certificate of Insurances to ensure full compliance. Ensure a safe work environment for tenants and vendors. Review, execute, and process legal tenant documents and lease-related correspondence from corporate templates. Miscellaneous Perform miscellaneous job‑related duties as assigned or required. Essential Qualifications & Competencies Bachelor’s degree in Business, Communications, or related field, and 3+ years related experience and training; OR an equivalent combination of education and experience. Proficient with Microsoft Suite: Calendar, Outlook, Word, Excel, Teams. Ability to identify and resolve problems in a timely manner, gather and analyze information skillfully, and develop alternative solutions. Demonstrated customer focus; establishes tenant service standards and owns the tenant experience. Track record of accuracy and thoroughness; seeks ways to improve quality and applies feedback to improve performance. Effective written and oral communication skills. Experience with Yardi preferred but not essential. Experience in commercial real estate preferred.
