Project Manager

Summary of Role Responsible for utilizing industry and company sales procedures to actively identify, contact, prepare and submit job quotes, and close profitable new commercial construction sales. Assist in the sales forecasting process for the designated sales territory. The ideal candidate should demonstrate professionalism, integrity, teamwork, strong customer service, continuous learning, and a commitment to professional craftsmanship. Essential Duties & Responsibilities Develop and maintain close relationships with general contractors to foster mutually trusting business partnerships. Coordinate company resources and suppliers to maximize commercial customer sales opportunities. Maintain current knowledge of HVAC system products, applications, designs, and capabilities. Receive invitations to bid, review projects for compatibility, communicate bid intentions, and obtain drawings and specifications. Complete material and equipment takeoffs using current software applications. Request, receive, review, and evaluate vendor pricing and scope. Compile bid tabulations, submit bids to general contractors, and conduct appropriate follow-up. Evaluate unsuccessful bids to identify opportunities and improve future bidding strategies. Review contracts for awarded projects prior to submission for final approval. Verify that the contractual scope of work matches the scope that was priced. Verify contract amounts and establish project budgets. Verify supplier equipment and material compliance, quantities, and costs. Negotiate pricing and payment terms with suppliers before issuing purchase orders. Submit project budgets to the commercial contract sales coordinator for equipment and material submittals. Coordinate the release of equipment and materials for projects. Review proposed change orders, prepare pricing, and submit required change orders. Consult with general contractors regarding disputes or questions related to project scope. Prepare monthly progress billings. Complete project closeout procedures, including required reports and documentation for general contractors. Review monthly cost reports to ensure project profitability. Maintain proficiency with current sales support software, applications, and industry guidelines. Maintain knowledge of and adherence to company policies and procedures. Requirements 5+ years of professional experience in HVAC Experience in commercial HVAC sales, estimating, or construction Experience working with general contractors Strong understanding of HVAC systems, equipment, materials, and applications Experience performing material and equipment takeoffs Ability to review construction drawings and specifications Experience with vendor pricing, bid preparation, and bid submission Knowledge of contracts, change orders, project budgets, and billing Strong negotiation, communication, and relationship-building skills Proficiency with relevant estimating and sales software Strong attention to detail and ability to manage multiple projects #J-18808-Ljbffr W3Global
