Job Description Summary The Community Manager leads the daily operations of a community, ensuring exceptional resident experiences, strong financial performance, and full regulatory compliance. The role oversees onsite team members, coordinates resources and activities, and cultivates a vibrant, inclusive environment that supports the lifestyle and needs of our residents. Responsibilities Respond promptly to resident concerns, complaints, questions, and requests, taking appropriate action to resolve and address issues. Handle escalated resident disputes with empathy and problem‑solving. Complete required accounting, financial, administrative, operational, and other reports, ensuring accuracy and timeliness. Serve as liaison with ownership, investors, and regional/asset management teams. Lead ownership/partner site visits, providing performance updates, market insights, and suggestions to improve overall performance and financial success of the property. Provide recommendations for long‑term asset preservation, revenue growth, and expense control strategies. Oversee hiring, onboarding, and training, and manage performance and professional development of team members in accordance with company policies, values, and business practices. Ensure team members are current on all required trainings and certifications, and address any performance issues promptly. Oversee the lease enforcement process by conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable. Enforce community rules and lease policies to maintain a safe and orderly environment. Coordinate with legal counsel for evictions, lease disputes, and compliance matters. Conduct interactive daily huddles, one‑on‑one coaching/check‑ins, and annual reviews. Meet regularly with team members to understand and assist in completion of their required responsibilities and annual goal setting. Share team and community goals and engage them to understand their role in achieving these goals. Supervise sales activities to achieve the community’s revenue and occupancy goals. Monitor leasing team performance and metrics (closing ratios, lead conversion, traffic sources, and lead management). Conduct community tours as needed and ensure model and vacant units are in good standing and tour ready. Set rent rates and ensure rent and fees are collected and posted in a timely manner, including making financial bank deposits and preparing monthly financial status reports. Oversee accounts payable/receivable, invoice approvals, and vendor billing accuracy. Develop and execute strategies to drive NOI (net operating income) through rent growth, ancillary income opportunities, and expense control. Conduct regular community inspections and take appropriate actions to maintain safety, cleanliness, curb appeal, and ensure preventative maintenance schedules are executed and amenities are fully operational. Promote resident satisfaction and retention by building a strong community culture while monitoring and responding to resident satisfaction surveys and online reviews. Oversee budget creation, forecasting, and monthly variance reporting. Prepare and present financial performance updates to ownership and asset managers. Maintain confidentiality of pertinent personal information concerning residents and staff. Analyze and interpret local market and economic trends that may impact the community, understand the competitive set, and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Direct and support maintenance/service operations, ensuring timely work order completion and preventive maintenance programs. Manage vendor contracts, insurance compliance, and risk management initiatives, including incident reporting, insurance claims, and conducting team safety and OSHA trainings. Maintain and stay current on all applicable community licenses, inspections, certifications, permits, and other regulatory requirements. Forecast and track capital expenditures in alignment with ownership objectives. Manage vendor contracts and procurement, ensuring timely completion of capital projects, unit upgrades/renovations. Represent the community and the company in the greater community, attending events and participating in outreach marketing efforts. Work evenings and weekends may be required. Perform other duties as assigned related to the success of the community and the brand. For California: manage the lease process using the California‑specific Lease File Checklist to ensure complete and compliant lease documents. Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4–6 years minimum of relevant experience demonstrating application of property management, sales, marketing, and customer service skills sufficient to manage day‑to‑day operation of an apartment community. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented and self‑motivated with the ability to work independently, as a leader, and as a collaborative member of a team. All required licenses and/or certifications as mandated by state and local jurisdictions. Valid driver’s license to operate a golf cart on property and ensure all on‑site staff who operate golf carts also have valid licenses. Proficiency in Internet, word processing, spreadsheet, and database management programs for reports and employment documents. Strong proficiency in property management software (preferred Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including maintenance specialists. Travel & Physical Demands Team members work in an office environment but may also have frequent exposure to outdoor elements where temperature, weather, odors, and/or landscape may be unpleasant or hazardous. Incumbents must be able to physically access all exterior and interior parts of the property. They must be able to push, pull, lift, carry, or maneuver weights of up to 20pounds independently and up to 50pounds with assistance. Routine local travel may be required to make bank deposits, attend training classes, and outreach events. Benefits Competitive Medical, Dental, Vision, and Disability & Life insurance benefits.
