A Keating Partners property manager needs to be customer focus and bottom line orientated encompass interpersonal savvy with strong communication and presentation skills. A candidate needs to be well organized with excellent time management skills. A BS degree is preferred in related field but not required to apply depending on your experience level.  5 years of Condominium management experience is required. 

Condominium management typically involves three categories of activity.

ADMINISTRATIVE

Maintain records and file important documents. Plan and organize meetings of the board and residents and employees. Prepare/deliver notices, agendas, regulate business, take minutes, record votes, prepare reports/estoppels, handle correspondences professionally, produce newsletters as needed, secure and maintain insurance and negotiate all service contracts.

PHYSICAL

Inspect property on a continual basis, maintain all common property, structure/grounds, utilities/amenities, repair or replace any damages. Hire and supervise staff, administer service contracts and schedule and inspect all work.

FINANCIAL

Develop operating and reserve budgets, assess and notify and communicate with owners, collect and bank funds, maintain proper records and disburse funds appropriately. Prepare financial statements on a monthly and yearly basis. Assist the auditors for a clean audit. The board of a condominium is responsible for developing and setting policies, and for establishing and operating procedures. It is the professional property manager who implements them.

A qualified property manager at Keating Partners needs to manage all aspects of assigned properties, design business plans for assigned properties that suit customers’ needs, inspect and arrange maintenance to meet standards, maintain a positive, productive relationship with residents, negotiate lease/contracts with contractors in a timely and reliable manner, collect receivable accounts and handle operating expenses.

Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends, oversee properties’ personnel and assess its performance, accomplish financial goals and report periodically on financial performance, source and build relationships with prospective clients to expand business opportunities and update job and market knowledge on a continual basis.
