Job Summary
The maintenance specialist is responsible for planning, coordinating, and executing maintenance activities to ensure equipment reliability and minimize downtime. Their role requires technical expertise and strategic thinking to support the organization’s goals and maintain operational excellence.

• Maintenance Specialist is responsible for the upkeep and repair of multi-properties.
• This role involves a wide range of hands-on tasks to ensure that the facilities are functional, safe, and well-maintained.
• The role encompasses preventative maintenance and resolving repair requests.
• By addressing issues related to plumbing, electrical systems, and appliances, the technician directly contributes to the comfort and satisfaction of the Club.
• They interact regularly with members and managers to diagnose problems and ensure that maintenance is handled efficiently.

Duties and Responsibilities

• Conduct routine inspections of building systems, including HVAC, fire alarms, and sprinklers, to ensure they are functioning correctly and comply with safety standards.
• Perform repairs and maintenance on plumbing and electrical systems, addressing issues such as leaks, clogs, and faulty wiring..
• Address and complete maintenance requests submitted by the General Manager in a timely and professional manner.
• Maintain the cleanliness and safety of all common areas, including lobbies, hallways, and outdoor spaces.
• Manage an inventory of maintenance supplies and equipment, ordering new items as needed to ensure availability for repairs.
• Keep detailed records of all maintenance and repair work performed, documenting tasks for reporting to property management.

Qualifications

• A high school diploma or an equivalent qualification.
• Formal education beyond high school is not generally required, however any vocational or formal technical training a plus.
• Five years’ experience acquired through hands-on training and experience necessary.
• Certifications & Licenses: While not always required, certifications can be advantageous for the Maintenance Specialist. Relevant certifications include those in heating, ventilation, and air conditioning (HVAC) or the Certified Maintenance & Reliability Professional (CMRP). These credentials demonstrate a technician’s expertise and commitment to the field, potentially leading to better job opportunities.

Skills

• HVAC Systems Troubleshooting: Technicians diagnose and resolve issues in heating, ventilation, and air conditioning systems, ensuring residents’ comfort throughout the year. This skill involves interpreting system error codes, safely handling refrigerants, and repairing or replacing components like thermostats, fans, and compressors.
• Diagnostics: This skill involves accurately identifying the root cause of malfunctions in common . Technicians use diagnostic tools and manuals to pinpoint issues with motors, heating elements, or control boards to determine the most effective repair strategy.
• Plumbing Fixture Installation: Beyond simple leak repairs, technicians are skilled in installing and replacing entire plumbing fixtures, including faucets, toilets, and water heaters. This requires precise soldering, sealing, and connection techniques to ensure long-term, leak-free operation and proper function.
• Finish Carpentry and Drywall Repair: Finish carpentry skills to install trim, hang doors, and repair cabinetry. They also perform seamless drywall repairs, including patching holes, texturing, and sanding to create a flawless surface for painting.
• Electrical Component Replacement: Specialist safely replace faulty electrical components such as outlets, switches, and light fixtures. This requires a practical understanding of wiring diagrams, circuit loads, and safety protocols to prevent electrical hazards and ensure all installations are up to code.

Position Physical Requirements

Must have the ability to:

• Read and write (English)
• Communicate verbally with staff members and/or members
• Give and/or follow verbal and written instructions
• Visually inspect all work areas
• Operate equipment for several hours at a time
• Retrieve, read and interpret information from technical sources
• Stand, walk, push, pull, lift, grasp, bend and kneel for up to 5 hours at a time
• Lift up to 50 lbs occasionally, 30 lbs frequently, and 20 lbs constantly

Working Conditions

• Work hours may include days and evenings on weekdays and weekends.
• Will be exposed to sharp utensils, sharp and rapid equipment movements, potentially dangerous chemicals and solvents on a daily basis.
• May be exposed, from time to time, to inclement weather, potentially dangerous pesticides, herbicides, fertilizers, equipment movement hazards, and misdirected golf balls.
• Injury may result as a result of exposure to the above if safety policies and practices are not properly followed at all times.
