Maintenance Technician

Job Location Corporate Indianapolis Primary Purpose Provides maintenance and employee assistance for Simon Property Group Home Office facilities. Responsibilities Perform a wide variety of skilled journey-level work in maintenance and repair at Simon Tower and Castleton Warm Site. Prioritize, schedule, assign and review work. Train and provide work direction to assigned personnel in the performance of building trades. Inspect and operate generators and fire pumps to insurance standards and document activity. Inspect facility, troubleshoot, and make repairs to mechanical, electrical, air‑conditioning, water‑treatment, plumbing systems and structural elements on the property. Be on call 24/7 and available to respond to facility emergencies. Repair interior and exterior lighting, including lamp, fuse, and ballast replacement. Perform work in accordance with all applicable standards, policies and regulatory guidelines (e.g., OSHA) to promote a safe working environment. Inspect air handling units, tighten or replace belts, replace filters, and grease components. Maintain logs to document activity. Inspect sanitary/sewer injection pumps; check operation, tighten or replace belts, and inspect floats for proper operation. Operate a variety of equipment to perform minor repairs and maintain cleanliness of the property. Review, complete and record tasks within the online Maintenance Log database. Maintain equipment inventories and storage areas (light bulbs, repair parts, hardware, furniture, supplies, etc.). Maintain all Simon owned or leased equipment. Act as a liaison between service technicians and Simon to coordinate service as required. Assemble, repair, and move furniture as needed from various locations. Provide assistance to various departments for special events and requests as approved. Assist executive areas and Simon employees as required. Clean and maintain company vehicles as required. Pick up and transport recycling containers and trash as required. Assist with work‑related weekly Move/Add/Change schedules as requested. Maintain good working relationships with all employees and staff; respond to issues or requests as required. Lift a minimum of 50 lbs; climb ladders and ride in a lift. Act as an Emergency Response Team member as described in the building's Emergency Evacuation Procedure Manual. Assist other Corporate Operations departments as needed (e.g., Central Files, Copy Center, Housekeeping, Mailroom). Act as a courier for Simon as requested and approved. Minimum Qualifications High School Diploma or GED (preferred). Technical school certifications and/or training (preferred). Minimum 5 years of building maintenance experience performing carpentry, HVAC, electrical, mechanical, and plumbing functions. Knowledge of safety rules, hazards, and application of accident‑prevention measures. Experience with appropriate health and safety precautions and procedures. Technical & Leadership Skills Scheduling, laying out and assigning work. Proper methods of storing equipment, materials, and supplies. Basic record‑keeping techniques. Assist supervisor in scheduling work and determining needs for equipment and supplies. Report to supervisor regarding work completed and refer unusual technical or personnel issues to the supervisor. Self‑motivated; able to prioritize and work independently. Able to handle multiple tasks with minimum supervision in a fast‑paced environment. Good disposition; friendly nature and ability to interface with employees, vendors, staff, and peers with diplomacy.
