Vice President of Construction

This position will be filled at either the Director or Vice President (VP) level, depending on the candidate’s experience and qualifications. The Director / VP of Construction will serve as the executive leader for physical asset projects, capital improvement projects, and maintenance operations across the company’s portfolio. Reporting directly to the Chief Operating Officer, this role bridges the gap between high-level investment planning and hands-on site execution. The Director / VP will work closely with Community Managers and Regional Vice Presidents (RVPs) to guide and support capital projects at the community level, overseeing projects from design through completion. This role will communicate with the Executive Team and investors while also working closely with third-party contractors, vendors, and other industry professionals. Job Duties Lead Construction Services and oversee construction related to expansion, development, capital improvement, and maintenance projects. Represent the company when managing contractors, subcontractors, and vendors to ensure projects are completed on time and within budget. Directly manage, mentor, and develop a team of Project Managers and Assistant Project Managers. Some projects may require additional third-party Project Managers who will report to this position. Inspect construction projects to ensure work is progressing according to plans, specifications, and regulatory requirements. Review and analyze contract proposals and assist in selecting qualified contractors for capital improvement projects within budget. Build relationships with AEC professionals to support strong project execution, efficiency, and consistency across the portfolio. Partner with Operations and Management teams to develop annual Capital Projects and Maintenance Budgets. Work with governmental and municipal agencies to ensure project compliance. Identify and resolve construction issues by escalating concerns to the appropriate team members and actively participating in resolution efforts. Evaluate and manage emergency repairs to determine the best course of action and ensure communities remain operational and safe for residents. Perform other duties as assigned. Requirements Four-year college degree preferred. Preferred areas of study include Engineering, Construction Management, or Real Estate Development. Minimum of 5 years of related experience in construction, development, or real estate asset management. Preferred experience working with manufactured housing communities, RV communities, and/or single-family residential communities with shared common-area amenities. Thorough knowledge of and ability to read and understand construction drawings and documents. Strong communication skills with the ability to effectively communicate with both field and senior management. Ability to track projects and provide updates through analytical documentation. Ability to work independently as well as collaboratively with a team. Demonstrated ability to manage multiple competing priorities. Excellent organizational and problem-solving skills. Demonstrated ability to lead teams and deliver quality results. Ability to travel by car or plane, including overnight stays, as required, across properties throughout Florida. Approximately 40-60% travel is expected. The role involves active outdoor construction site inspections, walking raw land, and working in Florida weather conditions. #J-18808-Ljbffr
