LOD Staffing has openings for CSS – Community Services Specialist.

The Community Service Specialist performs clerical work of routine difficulty involving the taking of initial applications for housing, rent collection and continued occupancy for public housing developments, and re-certification of other assisted housing tenants.

Essential Duties and Responsibilities:

• Conducts screening, intake and move in of applicants as per the Admissions and Continued Occupancy Policy.
• Collects and deposits funds owed by residents.
• Ensure rent payments and other charges are inputted into the computer in a timely manner, maintain records of collections, prepare reports.
• Maintains and monitors delinquent rent roll.
• Completes and tracks re-certifications on residents at the assigned developments.
• Enter accurate data into Elite software and generate reports both statistical and narrative to assigned property manager or other management.
• Completes interviews of residents and processes change of income for residents.
• Issues lease violations and monitors curb appeal for residents at the assigned developments. Prepares and processes recommendation for lease violations.
• Conducts move-in, move-out and housekeeping inspections of units.
• Completes move out of residents as per the Admissions and Continued Occupancy Policy (ACOP).and SOPs. Maintain a working knowledge of Housing Authority policy and procedures to assure residents have a clear understanding of changes that may affect their residency.
• Facilitates resident meetings Ensure time is entered daily.
• Prepares Reasonable Accommodations for approval and/or denial.
• Performs other duties as assigned.

Minimum Qualifications:

• HS Diploma or GED.
• Two (2) years of experience involving case management, client services and/or experience in social work.
• One (1) year experience in apartment leasing or case management.
• Successful completion of a criminal history background check, education, and work history verification, and drug screening test.
• High School Diploma or GED Equivalent.
• Valid Driver’s License.

Preferred Qualification:

• Must have the ability to earn certifications as required by assigned tasks.
• Public Housing Specialist Certification must be completed within 18 months and one year of employment (depending on the availability of training) with no more than three attempts to pass certification allowed.
• Must have the ability to learn and use cloud applications such as Google GSuite applications to include but not limited to: Google Chrome Browser, Gmail, Drive, Calendar, Docs, Sheets and Slides.

Working Environment:

• Indoor work, operating computer, manual dexterity, talking, hearing, repetitive motion.
• Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally, and all other sedentary criteria are met.
• Use of personal computer equipment, telephone, multi-functioning printer.
• Ability to travel to and from meetings, training sessions or other business-related events.

Physical and Mental Requirements:

• Exerting up to 40 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.
• Must be able to stand, walk, sit, handling, reach outward, reach above shoulder, crawl, squat/Kneel, bend, push and pull frequently. Maintain body equilibrium to prevent falling when walking, standing or crouching on work surface.
• Ability to use upper and lower extremities to move or transport 25 to 50 pounds, including pressing against something to force it in a forward, downward or outward position or drag, haul 25 to 50 pounds.
• Ability to bend the body downward and forward by bending spine at waist, and bending legs at knees and moving extremities in any direction.
• Ability to withstand physical demands on the body, including being in a stationary and/or standing position most of the day.
• Ability to express and exchange ideas by means of the spoken word, including where detailed or important spoken instructions must be conveyed to other workers accurately, loudly or quickly.
• Ability to understand, remember and apply oral and/or written instructions or other information.
