Pay Rate: $24.00 - $25.00 an hour.
Weekly Hours: 40 hours, full-time.

Summary:
The Maintenance Technician is responsible for maintaining the safety, appearance, functionality, and reliability of a commercial office building. This position performs preventive maintenance, troubleshooting, repairs, inspections, and tenant-service requests involving the building's mechanical, electrical, plumbing, HVAC, lighting, and life-safety systems.

Duties and Responsibilities:

• Perform routine visual inspections HVAC, electrical, plumbing, lighting, and other building systems.
• Diagnose equipment malfunctions and complete minor-to-moderate repairs.
• Respond promptly and professionally to tenant maintenance requests.
• Monitor building automation and energy-management systems, where applicable.
• Inspect mechanical rooms, common areas, restrooms, exterior areas, roofs, and vacant suites.
• Replace filters, belts, lamps, ballasts, plumbing fixtures, hardware, and other building components.
• Complete minor carpentry, drywall, painting, ceiling-tile, and general building repairs.
• Assist with fire alarms, sprinkler systems, emergency lighting, elevators, generators, and other life-safety equipment.
• Coordinate and oversee work performed by outside contractors and service vendors.
• Support tenant move-ins, move-outs, office renovations, and special events.
• Maintain accurate work-order, inspection, maintenance, and equipment records.
• Monitor inventory and request replacement tools, parts, and supplies as needed.
• Follow all safety procedures, building policies, and applicable codes and regulations.
• Maintain clean and organized workshops, storage areas, and mechanical rooms.
• Assist with emergency response and participate in an on-call rotation when required.
• Perform other building-maintenance duties assigned by the Chief Engineer or Property Manager.

Education/Experience:

• High School Diploma or General Equivalency Diploma is preferred.
• The ideal candidate is dependable, service-oriented, and able to work independently while coordinating effectively with tenants, property management, contractors, and vendors.

Qualifications/Knowledge:

• Able to understand written and verbal instructions in English.
• Able to apply common sense understanding to follow instructions that were provided.

Physical Requirements:

• Ability to lift and carry up to 50 pounds.
• Ability to stand, walk, bend, kneel, climb, and work from ladders for extended periods.
• Ability to access rooftops, mechanical rooms, crawl spaces, and other confined or elevated areas.
• Ability to work indoors and outdoors in varying temperatures and weather conditions.
• Ability to respond to after-hours building emergencies when scheduled.
