Job Title: On-Site Superintendent / Assistant Project Manager Job Description

This full-time, on-site Superintendent / Assistant Project Manager role supports building and interior fit-out projects for Department of Defense and other federal customers at Fort Belvoir, Virginia. The position focuses on managing general contractors in the field, enforcing a strong safety culture, and ensuring high-quality project delivery while serving as the key liaison between the construction team and the end client. The role requires an active clearance to work on-site and involves occasional short-term travel to project locations in New Jersey or Florida.

• Work on-site at Fort Belvoir in Northern Virginia to oversee day-to-day construction activities for interior fit-out and other commercial and federal building projects.
• Act as an on-site Assistant Project Manager (similar to a Superintendent) managing the general contractor and reporting regularly to the end client.
• Run and maintain a strong culture of safety on all job sites, enforcing compliance with federal, Department of Defense, and OSHA regulations.
• Lead regular safety meetings, inspections, and audits to identify and address potential hazards and ensure safe work practices.
• Oversee and coordinate interior fit-out construction activities, including monitoring progress, quality, and adherence to plans and specifications.
• Handle and oversee project reporting, including daily reports, progress updates, and documentation required by the client and internal stakeholders.
• Manage project close-out activities, including punch list creation, tracking, resolution, and testing to ensure all project requirements are met.
• Collaborate closely with general contractors quality control managers and inspectors to maintain high standards of workmanship and compliance.
• Participate in preconstruction planning and logistics coordination to support efficient project startup and execution.
• Develop and maintain detailed three-week look-ahead schedules to plan and coordinate upcoming work with all stakeholders.
• Coordinate inspections, submittals, requests for information (RFIs), and quality assurance documentation to keep the project moving smoothly and in compliance.
• Engage with clients regularly, building strong relationships and ensuring clear communication regarding project status, issues, and resolutions.
• Provide on-site leadership, fostering teamwork, resolving disputes, and promoting continuous improvement in construction management practices.
• Travel occasionally to other project locations, such as sites in New Jersey or Florida, for a few days at a time as project needs require.

• Active clearance suitable for on-site work at Fort Belvoir and other federal/DoD facilities.
• Strong understanding of commercial construction, particularly interior fit-out projects.
• Experience working on federal construction projects and with Department of Defense clients.
• Demonstrated ability to run a safety-focused job site and enforce compliance with OSHA and other applicable regulations.
• Proven team leadership skills with experience in field coordination and project scheduling.
• Proficiency with Microsoft Office applications for reporting, documentation, and communication.
• Ability to use Bluebeam or similar tools for reviewing and managing drawings and documents.
• Experience with construction scheduling software and the ability to develop and maintain short-interval (e.g., three-week look-ahead) schedules.
• Strong client engagement and communication skills with a collaborative, team-oriented mindset.
• Keen attention to detail and a strong desire to continuously improve construction management processes, relationships, and dispute resolution.

• Owners representative experience is highly beneficial, particularly in managing general contractors on behalf of an owner or end client.
• OSHA 30 certification or equivalent safety training is highly desirable.
• Experience coordinating inspections, submittals, RFIs, and quality assurance documentation on commercial or federal projects.
• Background in managing punch lists, testing, and other project close-out activities.
• Experience working with or for construction management firms on federal or DoD projects.
• Strong organizational skills with the ability to manage multiple tasks and priorities on active job sites.
• Proactive problem-solving abilities and sound judgment in field decision-making.

This role is fully on-site at Fort Belvoir in Northern Virginia, with oversight of multiple projects within the installation. The work takes place in active commercial and federal construction environments, primarily focused on interior fit-out and related building work. The position involves regular interaction with general contractors, quality control managers, inspectors, and client representatives in a field-based setting. Occasional short-term travel is required, with the possibility of visiting project sites in states such as New Jersey or Florida for a few days at a time. This is a Contract to Hire position based out of Manassas, VA.

The pay range for this position is $100000.00 - $140000.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
