Job Description Summary Leasing Manager – immediate opening. Responsible for directing community marketing, advertising, sales activities, leasing team, and resource management to achieve revenue, occupancy, retention, and leasing goals. Responsibilities Ensure achievement of the community’s revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on‑site traffic, and monitoring day‑to‑day leasing operations. Stay informed about market and competitor conditions to develop and implement short‑ and long‑term marketing plans, pricing, concessions, and leasing incentives. Develop print and internet advertising strategies and use property management software to generate sales and leasing reports. Work with maintenance to ensure community appearance and safety; inspect “ready” units, create mini‑models, and use merchandising techniques to promote the community. Actively participate in the leasing process: generate traffic, lease apartments, qualify prospects, prepare lease documentation, and complete move‑in procedures in accordance with policies. Review and analyze financial, shop, traffic, and closing ratio reports to identify and resolve issues impacting leasing performance and use internal resources to support solutions. Present marketing and leasing strategies and results to owners, clients, and business managers. Oversee the lease renewal program, sponsor renewal functions, manage communication, and assist with resident move‑outs. Respond promptly to resident and owner concerns, solve problems, and document requests to appropriate individuals. Supervise the leasing team: interview, hire, orient, train, and evaluate performance per company policies. Qualifications Previous multi‑family leasing experience; luxury high‑rise experience preferred but not required. Positive, can‑do attitude and high professionalism in manner and dress. Proficiency in MS Office Suite; experience with Yardi/One Site desirable. Strong reading, writing, and communication skills; ability to complete legal documents, explain apartment features, and answer resident questions. Licenses and Certifications All state and local licenses and certifications as required. Valid driver’s license required to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and move through confined spaces. Work in all weather conditions. Pull or lift up to 25 lbs independently, 50 lbs with assistance. Flexible schedule including evenings, weekends, and holidays. Compensation and Benefits Hourly range: $25.00 – $26.50.
