Senior Preconstruction ManagerA Senior Preconstruction Manager is responsible for leading and managing multiple projects working with a team of preconstruction managers, and shared team resources to deliver exceptional deliverables to our clients. In his/her duty they will be responsible for the day to day execution to provide preconstruction services from initial program design phase until final construction documents are complete for assigned projects. This may include feasibility studies, budget estimates from conceptual design to final bidding, comparative studies, value engineering and presentation of the same to both internal and external clients. As a leader, a senior preconstruction manager should lead by example and personify The HITT Way.Education/Years of Experience:Bachelor's Degree in Engineering, Construction Management, Architecture or related field, preferredAt least (7) years of related commercial construction work experienceHas been the lead preconstruction manager on several projectsHas led others as team leader and has worked to develop and coach othersDirection, Supervision & Authority:This position typically reports to the Vice President of Preconstruction or Preconstruction ExecutiveThis position directly supervises preconstruction managers, assistant managers and project engineersProvide complete services to our Clients and Operations teams described above with minimal oversightSenior Preconstruction Managers will lead multiple project teams in all aspects of bid and budget deliverablesThis position will participate in the hiring and termination processSkills/Abilities:Software proficiencyMicrosoft Office Suite, with high level of proficiency using ExcelOn Screen Take-off (OST)Adobe products, including BluebeamResource to clients and design teams to positively promote HITT Preconstruction advantagesProvide complete preconstruction services to our clients and operations team with minimal oversightPrepare and analyze pricing proposals to include current market and regional conditions, historical data, material escalation, internal estimate and subcontractor input in order to provide complete and accurate estimates to our clientsSuccessfully manage the design and preconstruction phase with all stakeholders including owners, design team, consultants and HITT operations to move the project into the construction phasePresentation and interviews with clients, including strategic preparationFully understand all building systems and opportunities to control or reduce costsUnderstand construction drawings and specifications and identify missing elements to provide complete proposalsUnderstand project scheduling (P6), phasing and logistical planning of projectsExcellent written and verbal communication skillsUnderstand geotechnical reportsUnderstand Building Code and LEED RequirementsQualities & Attributes:Leadership - is a leader and knowledge holder of the projectsDecision-making – facilitates the decision-making processPositive attitude & Passion – exhibits a can-do, positive attitude and passion for construction and our industrySelf-motivated and proactive – takes initiative and seeks responsibilityIntegrity - behaves consistently with The HITT WaySelf-development – seeks continuous improvement of knowledge and abilitiesQuality – has ability to recognize quality and implements HITT and contractual quality standardsFlexibility – is flexible with the ever-changing world of technology, design, means and methods and can "roll with the punches" the construction world producesTeamwork and Collaboration – can work collaboratively with people of various backgrounds and stylesCustomer service-oriented and is committed to going above the "normal" call of dutyCoaches, trains and educates preconstruction team membersClient Relationships – able to sustain existing client relationships and develop new client relationshipsTime Management – understands and knows what tasks are more important than others and what needs to be solved immediately and what can wait; helps others prioritizeRespectful – is punctual, engaged/focused, and respectful of othersHITT Contracting is an equal opportunity employer.
