We are also thrilled that our management company, United Plus Property Management (UPPM), has earned the Accredited Management Organization (AMO®) of the Year Award for 2024!We have an immediate need for a full-time Maintenance Supervisor to join the team at Parkstead Copenhagen, one of United Group's professionally managed multi-family housing communities located in Copenhagen, NY.Responsibilities:Directs and assists in all phases of maintenance operations with oversight from the Property Manager.Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performedNotifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply linesAssists the Property Manager with the scheduling and status of units under renovationPaints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assignedEstablishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budgetCompletes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property ManagerHolds regular monthly meetings with site staff reviewing safety, organization, training and policy reviewCovers or assigns all after hour coverage of the assigned propertyActively participates and follows the safety and health programsMakes regular shop, warehouse, office and ground-job site tours, and safety inspections to determine if safe work practices are being observed; ensure that unsafe conditions do not existEnsures that specific programs (i.e. hazard communication, protection from bloodborne pathogens, hearing conservation, etc.) are complied with consistentlyPhysical Expectations + Work Environment:Must be able to stand/walk for 8 to 10 hours.Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.Ability to work indoors and outdoors during various weather conditions.Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.Reasonable accommodations may be made to enable individuals to perform essential functions.Job Overview + Requirements:Job Type: Maintenance Supervisor; Non-Exempt $25.00 per hour plus Bonus Program.Work Hours: Full Time; Monday through Friday 8:00am - 4:30pm. Evening and weekend hours required as needed for emergency maintenance needs.Physical Requirements: standing, kneeling, lifting, carrying, painting.Required Education: High School Diploma; applicable Work History.Required Experience: 5+ years of experience in residential property maintenance is preferred.
