GENERAL FUNCTION Under the supervision of the Back End Project Manager, the Assistant Project Manager helps to manage the construction processes from drywall stock through finish including warranty items. They communicate and project a proper attitude to all customers, trade contractors, suppliers and employees through all forms of communication (writing, verbal, appearance). The volume of projects will depend on market conditions and the specific capacity of the individual and the trade base. The Assistant Project Manager plays a key role in customer communication and customer experience by delivering a world‑class product. SPECIFIC RESPONSIBILITIES Maintain Goodall Homes standards of performance related to timeliness, quality of construction, job site conditions, customer satisfaction, and job cost variances. Perform daily QC inspections and document defects and omissions on every jobsite under their control, transmitting results to the company via phone or electronically and keeping schedules up to date in KOVA. Assist in coordinating handoff of projects from the Front‑End Project Manager to the Back‑End Project Manager. Ensure timely completion of pre‑closing walk‑through items and warranty items, including service after sale. Process Purchase Order (PO) approvals upon successful completion of each back‑end phase of construction and request and approve Variance POs to ensure non‑budgeted but needed items and labor are available. Maintain construction schedule from drywall through warranty using the company’s formal scheduling system and update all job schedules to their current status with proper activity sequencing. Schedule trade contractors and materials suppliers to ensure no “dry runs” and just‑in‑time deliveries. Maintain marketing and job number signs on each job during construction, secure homes under construction, and lock storage areas at the end of each workday. Ensure care and maintenance of any assigned company equipment and maintain personal vehicle and equipment to company standards if reimbursed. Ensure safe work practices are evident on all jobs, insisting on compliance with Goodall Homes safety and health policies and OSHA job site requirements. Facilitate and negotiate company position with hard‑to‑resolve customer requests as needed. Coordinate, with Purchasing Manager and Production Manager, disciplinary actions for trade contractors who fail to perform. Enforce company cleaning, smoking, music, and general conduct policy on a daily basis. Train and supervise the day‑to‑day construction labor on assigned job sites (all labor is 100% subcontracted). Recruit new trade base personnel as necessary. Complete the Welcome Home Celebration and Day of Close Review with the customer, detail the estimate, and schedule for each assigned house. Attend and participate in weekly production team meetings, focusing on resource scheduling, field problem reporting, and completion times. Conduct daily inspections of the job and job site, using key stage checklists. Take responsibility for accountability metrics: Customer Satisfaction, Time of Construction, Variance percentage from Budget, Quality and Conditions, Zero Defects, and Clean and complete coordination of the transition from Front‑End to Back‑End. PREREQUISITES FOR SUCCESS Technical construction ability to manage construction resources and diagnose and resolve field problems with proven success in customer communication and customer experience. People skills to articulately and professionally handle conflict with customers, inspectors, and subcontractors. Ability to train trade contractors on construction techniques and field problem resolution. Organizational aptitude to manage the scheduling of all construction resources. Willingness to work hard and long hours in adverse conditions, including inclement weather; may be required to work weekends. Physical capability to lift 50 lbs to waist height or above head safely, negotiate stairs and ladders unassisted, measure and square layouts and assemblies. Submit to personality profiling. Hold a valid driver’s license in the state of Tennessee. ORGANIZATIONAL RELATIONSHIPS Reports to: Front‑End Project Manager. Works with: Design, Estimator/Purchasing, Customer Care, Sales & Marketing, office support staff, homeowners directly, and City Officials.
