About the Company

VSI of New York, Inc. provides facility operations and janitorial services across more than 20 properties in the New York area, including commercial, residential, and mixed-use buildings. We are a growing company that values reliability, accountability, and quality workmanship.

Maintain the cleanliness, safety, and day-to-day functionality of assigned building(s). The porter is the consistent on-site presence that keeps common areas clean, handles light maintenance, assists tenants, and supports vendor access — ensuring the building runs smoothly every day.

• Clean and maintain lobbies, hallways, stairwells, elevators, and all common areas to VSI standards.

• Sweep, mop, and maintain sidewalks and building frontage (including seasonal snow/ice removal).

• Manage trash and recycling: proper bagging, staging, and curbside placement on NYC schedule.

• Maintain common-area restrooms (stock supplies, clean, inspect).

• Monitor building entrance areas for cleanliness and safety.

• Perform minor repairs within skill scope: light bulb replacement, touch-up painting, hardware replacement, unclogging drains, tightening fixtures.

• Report maintenance issues beyond scope to VSI management for escalation to vendors or the superintendent.

• Serve as a reliable, professional point of contact for tenants on day-to-day building matters.

• Handle package deliveries and tenant requests as directed.

• Provide building access for scheduled vendor and contractor visits; remain on-site during vendor work when required.

• Respond to minor emergencies (spills, leaks, lockouts) — assess, remediate what is within scope, and escalate the rest promptly.

• Log shift activities and any notable events or issues per VSI procedures.

• Keep common areas and fire-safety equipment (extinguishers, exit signage, clear egress paths) inspection-ready.

• Follow all building-specific rules and NYC regulatory requirements applicable to the property.

• Snow and ice removal: salting, shoveling, clearing paths and entrances.

• Seasonal deep cleaning as scheduled (windows, baseboards, storage areas).

• Support special projects (move-ins/move-outs, renovation prep/cleanup) as directed.

• Prior building maintenance, porter, or custodial experience preferred (1+ year ideal; will train the right candidate).

• Physically able to perform the duties: standing, lifting (up to 50 lbs), bending, climbing stairs throughout the shift.

• Reliable and punctual — the building depends on the porter showing up.

• Professional demeanor when interacting with tenants, vendors, and building management.

• Basic English communication (verbal and written) for logging and tenant interaction.

• Comfortable working independently with periodic supervision from the VSI superintendent.

• Rate: $18.50 - $22.50 Per Hour

• Schedule: Flexible Hours.

• Employment type: W-2 employee of VSI of New York, Inc. (not 1099/contractor).

Reports to the Location Superintendent and VSI of New York, INC. Management

• You work for a real company, not a temp agency — consistent assignments, not random buildings every week (although you may be asked to cover for other employees that call out).
