Facilities Technician

The Commercial Maintenance Technician is responsible for performing general maintenance, preventive maintenance, troubleshooting, and repair services throughout assigned commercial facilities. This position supports the safe, reliable, and efficient operation of building systems, including HVAC equipment, chillers, boilers, pumps, electrical systems, plumbing, lighting, and other facility infrastructure.

The ideal candidate will have a strong general maintenance background, experience working in commercial or industrial facilities, and the ability to independently diagnose basic building system issues while coordinating with outside vendors when specialized repairs are required.

Key Responsibilities:

• Perform routine inspections of commercial building systems, equipment, and common areas to identify maintenance needs, safety concerns, and potential equipment failures.
• Perform scheduled preventive maintenance on building systems and equipment according to established maintenance procedures.
• Troubleshoot and assist with repairs involving HVAC systems, chillers, boilers, water pumps, air-handling equipment, mechanical systems, and associated controls.
• Diagnose basic electrical issues involving lighting, switches, receptacles, breakers, motors, and other facility electrical components.
• Replace light bulbs, fixtures, ballasts, and other lighting components as needed.
• Perform basic plumbing repairs, including faucets, toilets, drains, piping, valves, and other plumbing fixtures.
• Complete general building maintenance tasks such as carpentry, door and hardware repairs, drywall repairs, painting, ceiling tile replacement, and minor facility improvements.
• Monitor equipment operation and report abnormal conditions, leaks, noises, temperatures, pressures, or other performance concerns.
• Respond to maintenance requests and work orders in a timely and professional manner.
• Assist with troubleshooting HVAC controls and building mechanical systems to help maintain proper temperature and comfort conditions.
• Coordinate and communicate with outside contractors and vendors performing specialized maintenance or repair work.
• Escort vendors throughout the facility when required and verify that contracted work is completed appropriately.
• Maintain accurate documentation of completed preventive maintenance, repairs, inspections, and work orders using computerized maintenance systems or other facility software.
• Maintain mechanical rooms, maintenance areas, and workspaces in a clean, safe, and organized condition.
• Safely move equipment, machinery, tools, supplies, and other materials as required.
• Follow established safety procedures, including proper use of personal protective equipment and lockout/tagout practices when applicable.
• Identify potential safety hazards and communicate facility concerns to management.
• Support emergency maintenance needs and assist with additional facility-related projects as assigned.

Required Skills and Qualifications:

• Familiarity with commercial HVAC and mechanical systems, including chillers, boilers, water pumps, and related equipment.
• General knowledge of electrical, plumbing, carpentry, and building maintenance practices.
• Ability to troubleshoot mechanical and facility-related issues and determine appropriate corrective actions.
• Basic knowledge of machines, equipment, and tools, including their use, repair, and maintenance.
• Comfortable using computers, email, mobile devices, and computerized maintenance management systems.
• Strong attention to detail and problem-solving skills.
• Ability to work independently and prioritize multiple maintenance requests.
• Strong interpersonal and communication skills when interacting with tenants, employees, vendors, and facility management.
• Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
• Ability to perform physically demanding work, including lifting, carrying, bending, climbing, standing, and moving equipment as required.

Education and Experience:

• High school diploma or GED required.
• Two to four years of commercial, industrial, or facilities maintenance experience preferred.
• Experience working with HVAC, chillers, boilers, pumps, electrical systems, or other commercial building equipment strongly preferred.
• HVAC trade school, technical school, or related vocational training will be considered in place of some field experience.
• Relevant HVAC, electrical, mechanical, or building maintenance certifications are a plus.
