Construction Manager

The Owner’s Representative / Construction Manager will oversee the end-to-end delivery of complex Industrial development projects, acting as the primary liaison between ownership, design teams, construction partners, and investment stakeholders. This role manages day-to-day project execution, ensures accurate communication and reporting, and drives projects to successful, on-budget, and on-schedule completion. Responsibilities: Lead day-to-day project management and coordination across design, construction, and development teams. Manage communication and reporting to investment partners, including updates on design progress, budgets, schedules, and technical matters. Prepare high-quality project documentation such as monthly reports, meeting minutes, budgets, issues logs, and approval packages. Collaborate with the project construction manager to resolve design, construction, and delivery challenges. Oversee and resolve legal, technical, and design issues with consultants, contractors, investors, and internal stakeholders. Manage contractor, vendor, and consultant administration—including scopes of work, agreements, budgeting, proposal analysis, fee and change order negotiation, and entitlement verification. Control project financial performance by managing cost tracking, cash flow, contingency usage, invoicing, and monthly financial reporting. Assist in claims mitigation and dispute resolution. Support sales and marketing teams with required project information and coordination to ensure exceptional customer satisfaction. Partner with accounting, sales, and other internal departments to resolve cross-functional issues. Provide guidance on pre-development activities for upcoming projects. Lead and participate in weekly and monthly project meetings and produce required project reports. Oversee implementation of vendor agreements and supplementary scopes (utilities, FF&E, signage, communications, etc.). Maintain continuous professional development through industry training, education, and organizational involvement. Qualifications: Bachelor’s degree preferred (Construction Management, Architecture, Engineering, or related field). Minimum 5 years of project management experience with a real estate developer, ideally in industrial/commercial space. Strong understanding of development processes including entitlements, zoning, codes, design phases, cost control, and construction coordination. Proficiency in scheduling software (e.g., Microsoft Project) and MS Office Suite. Excellent interpersonal, written, and verbal communication skills with proven negotiation ability. Demonstrated leadership, problem-solving, conflict resolution, and proactive decision-making skills. Ability to work independently and collaboratively in a fast-paced environment. High energy, professional presence, and strong relationship-building capabilities. Strong analytical skills and the ability to manage multiple priorities effectively.
