Project Manager – Concrete Restoration & Structural Rehabilitation Position Type: Full-Time Experience Level: Senior-Level (10–20+ Years Preferred) Position Overview Skyscraper Construction is seeking a highly experienced Project Manager specializing in concrete restoration, structural rehabilitation, waterproofing, façade restoration, and occupied building construction projects throughout South Florida. We are specifically seeking a senior-level professional with extensive experience managing technically challenging restoration and rehabilitation projects involving high-rise condominiums, commercial structures, parking garages, and occupied facilities. The ideal candidate must possess deep technical construction knowledge and a proven track record delivering complex restoration projects involving: Balcony repairs and rehabilitation Waterproofing systems Post-tension concrete repairs Coating and sealant systems Concrete spalling and corrosion repairs Occupied building restoration projects Structural recertification and milestone inspection repairs This role requires someone who not only understands project management, but also fully understands how concrete restoration systems are physically constructed, sequenced, coordinated, and safely executed within occupied and operational environments. Required Experience Candidates must demonstrate direct experience managing projects similar in complexity to the following: Concrete Restoration & Structural Rehabilitation Projects Experience with projects involving: Structural concrete repairs Concrete demolition and replacement Reinforcing steel replacement and corrosion mitigation Carbon fiber and specialty repair systems Elevated deck and slab repairs Structural shoring systems Waterproofing & Building Envelope Restoration Experience managing installation and rehabilitation of: Waterproofing membranes Elastomeric coating systems Sealants and caulking systems Traffic coatings Building envelope repairs Occupied Building Construction Coordination Experience coordinating: Occupied condominium restoration projects Resident and tenant coordination Swing stage and scaffold operations Temporary protection systems Building access logistics Noise and dust mitigation procedures Structural inspections and phased repairs Must have experience with: Structural slab and beam repairs Waterproofing and drainage systems Lead complex concrete restoration and rehabilitation projects from preconstruction through final completion. Manage all project phases including: Planning Procurement Scheduling Budget management Quality control Safety compliance Project closeout Technical Oversight Review and interpret: Structural drawings Waterproofing specifications Shop drawings and submittals Coordinate construction around occupied buildings and operational facilities. Oversee construction sequencing for phased repairs, resident coordination, and building access logistics. Operations & Coordination Coordinate subcontractors, engineers, inspectors, consultants, vendors, property managers, and ownership representatives. Lead OAC meetings and manage client communication. Resolve field conflicts and technical construction challenges. Mentor project engineers and assistant project managers. Manage project budgets, forecasting, change orders, and cost controls. Oversee subcontractor procurement and contract administration. Ensure projects remain on schedule and within budget. Safety & Compliance Enforce OSHA standards and company safety protocols. Ensure compliance with structural repair specifications and municipal requirements. Maintain strict safety controls for: Swing stages Scaffolding Elevated work areas Occupied buildings Demolition and restoration operations Required QualificationsExperience Minimum 10–15 years of construction project management experience. Minimum 7+ years specifically managing: Structural rehabilitation Waterproofing systems Occupied building construction projects Experience managing projects valued at $2M–$20M+. Technical Knowledge Strong understanding of: Structural concrete repair methods Waterproofing systems Building envelope restoration Coating and sealant systems Structural shoring systems Swing stage and scaffold coordination Structural rehabilitation methods Occupied building construction logistics Software Proficiency with: Procore Microsoft Office Suite Construction cost management systems Primavera P6 and/or Microsoft Project preferred Education Bachelor’s Degree in: Construction Management Civil Engineering Related field preferred Equivalent restoration field experience will also be considered. Preferred Qualifications Experience with South Florida condominium restoration projects Experience with milestone inspection and recertification projects OSHA 30 Certification PMP Certification preferred Strong knowledge of South Florida restoration and waterproofing standards Experience coordinating with consultants, HOAs, and property management firms Ideal Candidate Profile We are looking for a senior-level construction professional who: Understands how to build and restore complex concrete structures from the ground up.
