Director of Asset Management

Asset Management DirectorResponsible for overall management of Assets at Russell New Urban Office by providing direction, advice and analytics that accentuates the state and financial aspects of each asset and ensuring that each asset is performing at its maximum industry standard.Essential Duties And Responsibilities Includes The Following. Other Duties May Be Assigned.Provide oversight and material direction to the Operations Manager and Third-Party Property Management team.Oversee the Asset Management team in evaluating and advise on third-party operator, property management performance and individual property financial goals.Analyze leasing performance, rent growth, delinquency trends, and expense controls to support property level and portfolio level strategies.Development and maintains asset level and portfolio models, including cash flow forecasting, scenario planning, and sensitivity analysis.Maintain a database of return on investment of each asset and bi-annual produce pro forma analysis with multiple scenarios to allow for owners to track and discern options in regard to each asset.Evaluate rent strategies, OpEx trends, and capital plans to quantify NOI impact and long term value implications.Serve as primary relationship manager with institutional lenders, debt funds, equity partners, and public finance agencies.Lead origination, structuring, and negotiation of debt and equity capital across the portfolio — including construction loans, bridge facilities, permanent financing, LIHTC transactions, and TAD/bond financing.Support acquisition and Development underwriting, LOI negotiation, and due diligence for new projectsSupports current Director of Asset Management in disposition strategy and execution across legacy and non-core assets; coordinate broker relationships, transaction counsel, and buyer diligenceMaintain data integrity across financial models, reporting systems, and property management platforms.Standardize model templates, reporting processes, and documentation to supportOther Relationships :Investment CommitteeGeneral CounselOther Leaders Inside And Outside The OrganizationCritical Competencies For SuccessUnderstands Owner's expectations from a asset management perspective.Experience in effectively managing and leading people and teams.Demonstrates the ability to work with project teams in executing successful projects.Demonstrates a high level of competence in analyzing financial performance and uses metrics to measure success.Experience with technology and implementing technology to drive efficiency and measure performance.Strong interpersonal and relationship building skills and has strong ability to work with clients and build relationships.Must be of unquestioned integrity, moral character, ethics and values; one whom an organization and family can trust without reservation.Other Personal CharacteristicsTechnical skills in understanding and management of Family Assets.Forward thinking and not afraid of change.Financial competence in understanding what are key measurement tools.Innovative in wanting to tie compensation to performance.Ambitious in wanting to make a difference.Comfortable in and encourages Russell culture.A leader who can operate effectively with team and others yet demands accountability and transparency.Action-oriented individual with a strong sense of urgency, and who knows how to overcome obstacles to get things done in a timely fashion, while building team support and acceptance.QualificationsTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to respond effectively to the most sensitive inquiries or complaints. Ability to write speeches and articles using original or innovative techniques or style. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management, public groups, and/or boards of directors.Mathematical Skills Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.Reasoning Ability Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems. Ability to deal with nonverbal symbolism (formulas, scientific equations, graphs, etc.,) in its most difficult phases. Ability to deal with a variety of abstract and concrete variables.Certificates, Licenses, Registrations Real Estate Broker's License, Certified Commercial Investment Manager, and Certified Housing Finance Development Professional or CPA helpful.Additional Information Proficient in Microsoft Office, E-Mail and Internet navigation.
