PURPOSE OF JOB AND ESSENTIAL FUNCTIONS

This role requires ownership, follow-through, and strong attention to detail. The ideal candidate has experience delivering projects with high-end finishes and custom design elements and excels at coordinating complex workstreams while keeping internal teams, consultants, and contractors aligned, accountable, and on task. This is a hybrid role: the individual will function as a hands-on Project Manager coordinating general contractors, subcontractors, architects, and vendors through preconstruction, permitting, and build-out while simultaneously serving as Dominion's Owner's Representative, protecting the company's financial, schedule, and quality interests at every stage of the project.

This role is intended to grow with Dominion's development pipeline. While the initial focus is new restaurant construction and commercial development, the successful candidate will have the opportunity to expand into other facets of development and construction project management as the company's portfolio continues to grow.

1. PRIMARY RESPONSIBILITES.

• Oversee and direct the construction management of one or more projects
• Own construction procurement, contracting, and cost control throughout the project lifecycle.
• Manage buildouts from design through closeout, including design, scheduling, contractor coordination, field execution, quality control, and turnover to Operations.
• Provide leadership in motivating the project team and maintain a positive work environment
• Responsible for successful completion of assigned projects, within a set budget and schedule parameters
• Assuming overall ownership of the project
• Responsible for all technical aspects of projects, including but not limited to code compliance, meeting applicable specifications and ensuring quality standards are met.
• Collaborates with:
• Architects, engineers, designers, contractors, vendors, and internal stakeholders to ensure projects are delivered on schedule, within budget, and to all applicable quality, safety, and brand standards.
• All regulatory inspectors (i.e. municipalities, lending institutions, building, and OSHA)
• Review and validate architectural and MEP plans with a high level of attention to detail; identify conflicts and drive timely resolution.
• Ensure all construction work meets Dominion's high standards for quality.
• Represent Dominion's interests as the primary point of contact between ownership, general contractors, subcontractors, architects, engineers, and municipal officials.
• Participate in daily site operations, milestone walks, including contractor supervision, scheduling, quality control, adherence to plans, and compliance with safety standards.
• Overall responsibility for implementing Dominion policies and procedures.
• Overall responsibility to ensure a safe workplace for Dominion employees, sub-contractors and tenants.
• Partners with Dominion leadership, finance, and all involved to align construction timelines with business openings and budget goals and to keep all parties aligned, on task, and accountable to project schedules and commitments.
• Responsible for qualification and selection of subcontractors, selection of vendors and suppliers, contracts during execution, including change order review and negotiation, pay application review, and closeout documentation.
• Must be able to grasp overall project and anticipate potential issues taking proactive and preventative steps to resolution.
• Ensure that job cost is proactively managed and that proper decisions are made to ensure the projected margin is maintained.
• Attendance of all corporate meetings and events.

1. EDUCATION, EXPERIENCE, LICENSE/CERTIFICATION REQUIREMENTS:

• High school diploma or equivalent required; college degree preferred.
• Must be legally able to operate a motor vehicle, possess valid driver's license and auto insurance, and meet company driving requirements
• 8+ years of progressive, hands-on construction leadership experience; restaurant, hospitality, or commercial construction strongly preferred.
• Extensive knowledge of established construction and maintenance practices, procedures and techniques
• Advanced skills in office administration in relation to on-site mobile offices, inclusive of computer skills
• Proven ability to coordinate multiple stakeholders and workstreams while maintaining organization, follow-through, and attention to detail.
• Clear, confident communicator with trades, operations teams, and executive leadership.
• Creative yet sensible problem-solving skills in relation to project management
• Strong interpersonal, communication, organizational and time management skills

1. PHYSICAL DEMANDS/WORKING CONDITIONS/ENVIRONMENT

• Capable of working long days on a frequent basis.
• Capable of pushing, pulling or lifting to 50 lbs.
• Occasionally required to climb, kneel, crouch, bend or crawl.
• Additional physical demands include being outside/walking across property in various weather conditions, on feet for an extended period, walking up and down stairs, climbing ladder
• While performing the duties of this job, the employee regularly works on-site at the construction work site where duties are performed both indoors and outdoors. The employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud. Safety equipment is provided for Project Managers.
