LIHTC Community Manager at our new lease up Tapestry Aquarena Springs

Sandalwood Management is seeking a skilled and experienced Community Manager experienced with LIHTC and new property lease up's to assist with general day-to-day operations and property management of Tapestry Aquarena Springs in San Marcos, TX.The Community Manager is fully accountable for the day-to-day operations of the property. The Community Manager will be responsible for effectively managing and coordinating staff, property activities and available resources to accomplish the community’s objectives set forth by the Regional Property Manager and property owner while ensuring compliance with appropriate governing regulations.WHAT YOU’LL DO:Continually monitor and analyze traffic logs conversion ratios, budget guidelines, renewal information, marketing data, etc. Be able to give up-to-date and proper information when requestedMaintain excellent customer service, delighting resident with proactive service and quick, accurate response to inquiries and requestsUnderstand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures ManualMaintain an excellent customer service relationship with residents and property owners, responding to enquiries or concerns in a prompt and courteous mannerSupervises entire on-site staff (i.e., Assistant Community Manager, Leasing Consultant(s), Community Service Supervisor/Assistant Community Service Supervisor, Maintenance Technician(s), Make-Ready Technician(s), Groundskeeper(s), Porter(s), and Housekeeper(s))Build high performing, harmonious on-site team by training and coaching talented individualsMaintain accurate records of all community transactions (rent rolls, delinquency reports, move-in/move-outs, etc.)Prepare annual budgets and income projectionsEnsure that all rents and late fees/check charges are collected, posted and depositedGenerate necessary legal action, documents and process in accordance with state and company guidelinesEnsure that invoices are submitted to the corporate office for payment, handle petty cash and all fundsBuild a sense of community through resident functions and other communication strategiesBuild high performing, harmonious on-site team by hiring, training and coaching talented individuals, and executing performance management systemPlan weekly/daily office staff schedules and assignments and ensure all personnel –related administrative processes are executed on a timely basisOversees outside contract vendorsEnsure property is rented to capacity by implementing creative marketing strategies and developing a top performing team of leasing professionalsOversee or manage all details of resident move-ins and move-outs giving special attention to apartment inspections, utilizing in-house employees or outside contractors/vendors as neededDelight residents by responding to requests and concerns promptly and courteouslyCoordinate maintenance schedule and assignments with Maintenance SupervisorEnsure that vacated apartments are walked in a timely manner and in accordance with company policy. Prepare the Statement of Security Deposit in a timely mannerMust possess a positive attitude and the ability to smile under all circumstancesBe able to work evenings and weekends when necessaryWHAT WE NEED:3+ years of Property Manager experienceExperience in Yardi property management software, RequiredLIHTC, Sec8, HUD experience, RequiredAbility to work weekends, RequiredBilingual English/Spanish, a plusKnowledge of Fair Housing LawsLease up experience, RequiredStrong Admin and Management skillsValid driver’s license, requiredSuccessfully pass pre-employment background check and drug test, requiredCOMPENSATION:Negotiable up to $72,000, depending on experienceMonthly renewal commission and bonus opportunitiesBENEFITS:Medical, dental and vision benefits packages, company paid life insurance and 401(k)Paid holidays and vacation timeRent discount options (eligibility requirements may apply #J-18808-Ljbffr Sandalwood-Management,-Inc.
