Construction Project Manager - Mid West

Job Summary The Construction Project Manager serves as the owner's representative responsible for managing the entire construction process for individual projects, including new store openings, remodels, additions, improvements, and special projects. The role covers permitting through store opening and warranty management, with a capital spend budget of $15M–$28M annually. Principal Duties Manage the construction build process from permitting through project closeout. Implement and improve existing construction processes for efficiency and cost savings. Oversee a capital spend budget of $15M–$28M annually and ensure projects are completed on budget, mitigating change orders to limit overages. Forecast and accrue project spend throughout the year and communicate carry‑over budgets. Create and manage individual project schedules, coordinating contractors, vendors, and installers to meet or accelerate timelines. Identify risks and challenges to the schedule, re‑phase work, and ensure timely completion/opening. Act as the primary liaison between Wawa, governmental agencies, and approval authorities from building permits to final certificate of occupancy. Manage developer turnover processes for pad‑ready and pad‑complete sites and fulfill contract requirements. Coordinate third‑party vendors, landlords, and lease requirements throughout construction. Negotiate project cost changes (adds or deducts) using market values and historical unit cost data to deliver best cost value. Manage contract and change‑order process, keeping it at 5% or less of each project. Review drawings and specifications to ensure accuracy and thorough knowledge. Implement new store design initiatives into projected and under‑construction stores. Provide feedback to the Construction Services team to improve design, constructability, cost or quality. Analyze project trends to evaluate opportunities with contractors, markets, or designs that impact cost, quality, schedule, or safety. Leverage project‑level data to improve performance across multiple projects. Conduct bid walks, issue bid notes, analyze bids, recommend contractor selection, and negotiate pricing for remodels and additions. Develop equipment orders, schedule, and order all equipment for each project. Perform field inspections, approve work, and enforce Wawa’s safety policy on all job sites. Approve invoices and change orders within one week of receipt, addressing discrepancies. Produce regular project updates to communicate status, issues, and risks. Manage punch list and full completion/turnover process to operations. Oversee warranty periods for equipment and construction items. Monitor Clean Fill activities and implement the “Fuel Up” program on projects. Essential Functions Work independently and in a team environment. Basic Qualifications Bachelor’s Degree in Engineering, Construction Management, or a related discipline (preferred). Minimum 5 years’ experience in Commercial Construction Management, Engineering or Project Supervision. Strong knowledge of project scheduling, construction disciplines, drawings, specifications, and risk management. Proficient in Microsoft Office. Located within Louisville, KY or Nashville, TN, or willing to relocate and manage commercial ground‑up construction projects in the region.
