Project Manager - Construction

Position Summary Under the direction of the Project Executive or VP of Construction, the Construction Project Manager is responsible for overall project planning, buyout scheduling, budget management, contract negotiations, subcontractor selection, and project accounting. Provides technical direction and ensures compliance with quality standards. Responsibilities Budget & Cost Management Perform detailed review of contract documents to ensure cost‑effective building practices and constructability. Prepare scopes of work, assist estimating, and solicit bids. Review and qualify bids; consult with Senior Management before awarding subcontracts. Assist in generating and reviewing project budget in preconstruction; create assumptions and qualifications statements. Establish and maintain a buy‑out schedule and keep it updated weekly. Negotiate pricing and terms with subcontractors and suppliers; generate and execute contracts and purchase orders in a timely manner. Track and report MBE/FBE contracts as required by law. Maintain strict adherence to the budget based on monthly forecasts; provide accurate cost projections. Investigate cost‑saving methods and track cost issues and changes. Maintain records of field work orders and change orders and advise the project team of potential budget impacts. Review invoices for accuracy, approve, and monitor vendor and subcontractor draws; generate monthly draw packages. Negotiate change orders and secure final project cost at closeout; obtain refunds and release bonds as needed. Schedule Management Coordinate with Operations Manager, Project Superintendent, and Scheduling Department to prepare construction schedules. Verify schedule assumptions during scope reviews; document schedule requirements in subcontracts and purchase orders. Review and update the construction schedule weekly; report schedule impacts or delays to senior management. Document schedule delays and address them with subcontractors. Monitor the process to obtain certificates of occupancy within the project timeline. Track weather delays and generate substantial completion change requests as required. Quality & Safety Document and address quality issues in writing with subcontractors. Create project‑specific contract specifications and scopes of work. Perform periodic site visits to ensure compliance with construction documents and commitments. Coordinate third‑party consultants and design team inspections; review testing reports. Obtain all warranty documents and ensure they conform to contract requirements. Maintain adherence to safety standards; evaluate hazards and risks. Coordinate with the NRP Safety Department for subcontractor safety documentation and preconstruction safety meetings. Management & Communication Advise unsuccessful bidders once a subcontract is awarded. Assist in obtaining information required for loan closing. Identify potential dispute and claim elements in design and construction. Ensure revised plans and specifications are provided to the Superintendent, field teams, and subcontractors. Procure, receive, track, review, and distribute shop drawings, submittals, and RFIs; maintain a submittal log. Expedite approval processes to avoid project delays. Prepare and manage documents for project meetings; facilitate and attend team meetings. Generate meeting minutes and serve as a key link with clients. Obtain, assemble, distribute, and file as‑built drawings, warranties, certificates of occupancy, and lien releases. File all documents needed for owner close‑out manuals and ensure proper certificates of insurance. Prepare monthly owner reports. Qualifications Bachelor’s degree in Construction or Civil‑related field (e.g., Civil Engineering, Construction Management, Construction Engineering Technology) preferred, or equivalent experience. Preferred 5+ years of experience in multifamily or wood‑frame construction projects with a stable employment history and proven track record. Driver’s license required. OSHA 30‑hour preferred; First Aid – AED training preferred; additional safety certifications are a plus. Technical Skills Proficient in Microsoft Excel, Word, Outlook. Familiarity with Timberline, Bluebeam, Adobe, and Onscreen Takeoff software is a plus. Salary $140,000 – $170,000 per year, commensurate with experience.
