Commercial Real Estate Debt Analyst

Position Summary F2H Capital is seeking an Analyst to support its CRE Debt & Capital Advisory team. The Analyst will play a central role in underwriting, financial modeling, and preparing borrower- and lender-facing materials across active debt placement mandates. This is a high-visibility role with direct exposure to live deal execution, lender relationships, and capital markets strategy, offering significant growth potential within a lean, entrepreneurial platform. Key Responsibilities Build and maintain financial models and underwriting analyses for construction, bridge, acquisition, and permanent debt transactions across CRE asset classes (multifamily, retail, industrial, land/A&D, and build-to-rent). Prepare loan summaries, one-pagers, and investment memoranda for prospective lenders, investors, and internal review. Draft and coordinate due diligence questionnaires (DDQs), sizing analyses, and sensitivity/stress-test scenarios for prospective financings. Support lender outreach and management of the capital‑raise process, including tracking term sheets, comparing proposals, and drafting borrower correspondence. Assist in structuring engagement agreements, fee schedules, and placement terms in coordination with deal principals. Conduct market, sponsor, and property‑level research to support credit narratives and lender targeting strategies. Maintain organized deal files, tracking systems, and pipeline reporting for active and prospective mandates. Coordinate with borrowers, lenders, attorneys, and third‑party reports (appraisal, PCA, environmental) to keep transactions on schedule through closing. Support capital markets and fund placement workstreams, including LP outreach materials and investor Q&A, as needed. Qualifications Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field. 0-3 years of experience in commercial real estate finance, investment banking, credit, or a related analytical role (internship experience considered for entry‑level candidates). Strong financial modeling skills in Excel, including debt sizing, cash flow, and sensitivity analysis; familiarity with ARGUS is a plus. Working knowledge of CRE debt products (construction, bridge, permanent, mezzanine) and capital stack fundamentals. Excellent written communication skills, with the ability to produce polished, client‑ready materials under deadline pressure. Highly organized and detail‑oriented, with the ability to manage multiple live deals simultaneously. Professional, direct communication style and comfort interacting with lenders, investors, and senior sponsors. Proficiency in PowerPoint and financial presentation design; CRM/deal‑tracking tool experience a plus.
