JOB SUMMARY
The Real Estate Management Specialist I is the entry-level professional position within the Real Estate Management Division (REMD). This role performs foundational land management, inspection, appraisal support, and conservation duties under close supervision and structured training. The Specialist assists with inspecting and evaluating trust lands, monitoring lease compliance, supporting appraisal activities, and participating in conservation and environmental stewardship initiatives.
Please note : This is a professional, field-based agricultural land management position—not an administrative or clerical real estate role. The position conducts trust-land inspections, evaluates agricultural and conservation practices, monitors lease compliance, collects appraisal data, and works outdoors throughout an assigned multi-county territory.
MINIMUM QUALIFICATIONS
- Bachelor’s degree in Agriculture, Business, Finance, Natural Resources, or a closely related field.
- Two (2) years of experience in land management, agriculture, soil conservation, farm or ranch operations, agricultural lending, appraisal support, or a related field.
- Or equivalent combination of education and experience that provides the required knowledge, skills, and abilities.
PREFERRED QUALIFICATIONS
- Internship or practical experience in agricultural land management, conservation, or appraisal support.
- Familiarity with Oklahoma agricultural practices, soil types, or grazing management.
- Exposure to Geographic Information Systems (GIS) or mapping tools.
- Progress toward appraisal trainee licensure or interest in obtaining licensure.
ESSENTIAL FUNCTIONS
The Real Estate Management Specialist I performs entry-level professional duties under close supervision. Key responsibilities include:
- Training & Professional Development: Participate in structured on-the-job training to develop core competencies in land inspection, appraisal support, conservation planning, and lease compliance. Shadow senior specialists during field inspections and receive ongoing mentorship.
- Land Inspection Support: Assist with inspections of trust lands to evaluate compliance with lease terms, Commission rules, agency policies, and applicable state laws. Document field observations and prepare draft inspection reports for supervisory review.
- Agricultural & Conservation Monitoring: Observe and document tillage practices, grazing ratios, soil and water conservation methods, and environmental conditions. Assist in identifying potential erosion, land degradation, or compliance concerns.
- Appraisal & Valuation Assistance: Support appraisal activities by collecting field data, photographing properties, researching comparable land sales, and preparing draft documentation in accordance with established standards.
- Environmental & Pollution Awareness: Assist in identifying land impacted by oil, gas, or other environmental disturbances affecting trust lands. Support conservation or remediation planning efforts under guidance of senior staff.
- GIS & Data Collection: Utilize GIS tools, mapping software, and aerial imagery to support land inspections, soil evaluation, grazing analysis, and conservation planning. Maintain accurate records and field data entries.
- Stakeholder Interaction: Communicate professionally with lessees, agricultural operators, and internal staff. Refer complex or sensitive matters to supervisors as appropriate.
- Documentation & Reporting: Maintain organized records of inspections, appraisals, compliance activities, and conservation initiatives. Prepare draft correspondence and reports for review and approval.

- Developing Inspection & Analytical Skills: Learns to observe land conditions, identify compliance issues, and document findings accurately. Seeks guidance when evaluating complex matters.
- Technical Learning Agility: Demonstrates ability to learn GIS tools, appraisal methods, lease interpretation, and regulatory requirements.
- Professional Communication: Communicates respectfully and effectively with lessees, supervisors, and team members. Demonstrates professionalism in field and office settings.
- Attention to Detail & Documentation Accuracy: Accurately records field data, prepares draft reports, and maintains organized documentation.
- Planning & Reliability: Manages assigned tasks, field schedules, and reporting deadlines with oversight. Demonstrates dependability and accountability.
- Fiduciary Awareness: Understands the CLO’s responsibility to manage trust lands prudently and ethically for the benefit of public education.
PHYSICAL DEMANDS AND WORK ENVIRONMENT
Location : Lincoln, Logan, Garfield & Kingfisher Counties
Work Environment includes :
- Field Based: This position involves a combination of field-based and remote work within an assigned multi-county territory. Field work includes travel to trust lands, outdoor work in varying weather conditions, walking uneven terrain, and interaction with lessees, landowners, and contractors. Office and remote work require routine computer and phone use, report preparation, and data entry.
Physical Demands include :
- Ability to walk, stand, bend, stoop, kneel, and traverse uneven terrain for extended periods during field inspections and site evaluations;
- Ability to sit for extended periods while performing office or remote work, including routine use of a computer, phone, and standard office equipment;
- Ability to reach, handle, and manipulate tools, equipment, maps, and documents during field and office work;
- Ability to ascend and descend stairs, slopes, and embankments as required in field environments;
- Ability to lift, carry, and position materials or equipment weighing up to 25 pounds;
- Ability to operate a motor vehicle safely for travel between sites and locations.
Cognitive Requirements :
- This role requires clear and accurate communication, strong analytical skills, and the ability to evaluate information and make timely decisions.
- Sustained focus and attention to detail are essential, along with memory retention of policies, procedures, and facts over various time frames.
- Adaptability and mental flexibility are also necessary to handle changing information, work conditions, and unexpected challenges.
TRAVEL
Frequent travel within the assigned territory is required, with routine scheduled travel to CLO headquarters in Oklahoma City. Occasional overnight travel may be required for training, conferences, or extended field assignments.
