Property ManagerThe Property Manager will oversee an affordable housing facility. The primary purpose of this position is to direct the day-to-day functions of three properties in accordance with current federal, state and HUD regulations and to ensure the highest degree of quality of life will be received by all residents. The Property Manager works to maintain a safe, stable, and comfortable living environment without compromising resident rights and confidentiality.Essential Functions:Financial Responsibilities:Ensure the facility is always at 100% capacity; quickly and effectively manage a resident waitlistSubmit required documents, invoices, inspections and all other property reports to the SHO Office weeklyManage property budget and ensure all expenses are accounted for and within budgetMonitor rental collection system and send delinquent notices as neededUtilize the Yardi system to collect, post, deposit, and report resident rents according to SHO and HUD proceduresMarketing Responsibilities:Actively engage in community outreach to fill open units and obtain donations and services for the buildingPartner with the marketing team to promote each property's unique featuresBuilding Responsibilities:Ensure the safety and security of the residents by establishing processes and training that allow staff to quickly respond to all building-related concernsMonitor the maintenance and operation of electrical, plumbing, heating, cooling, and mechanical systems including the development and monitoring of a preventative maintenance programRegularly inspect the grounds, building and common areas for proper maintenance and cleanlinessCoordinate timely unit turnovers with the Director of Operations and Maintenance staff, to ensure units are refurbished and cleaned within a target 5-day windowCompliance Responsibilities:Comply with HUD/Section 8 housing requirements and promote Fair Housing standards to all residentsComply with LIHTC, 4350.3, HOME and City requirements and promote Fair Housing standards to all residentsMaintain proper resident files in compliance with HUD/Section 8, including incident reportsObtain support service referrals for residents and ensure residents are well educated on the services and support available to them; coordinate with service providers as neededPrepare and execute all lease documents and orientation of new residents; prepare notices of lease violations as neededManage annual re-certifications for each residents in accordance with Federal-funded programsAdhere to all resident rights, including privacy, confidentiality, and treating residents with dignity and respectComplete other duties as assigned by the SHO leadership teamWork Environment:Must be able to lift up to 30 lbs comfortablyComfortable using and climbing on ladders and step stoolsCertain activities may require repetitive movements including climbing, crawling, crouching, pulling, pushingMay be subject to exposure to infectious waste, diseases, and conditions including blood-borne pathogens such as HIV and Hepatitis virusesWorks beyond normal working hours, on weekends and holidays. Schedule flexibility may be permitted, but must be available during the "core" work hours of Monday through Friday 8:30a.m. to 4:30 p.m. Availability on evenings, weekends and holidays to support emergencies may be required.
