JOB DESCRIPTION

We are seeking an experienced Real Estate Attorney to join our team and provide legal counsel on a broad range of real estate matters. The ideal candidate will have strong experience handling real estate transactions and closings , with additional knowledge of land use, zoning, development, and related real estate matters, including General Plan and Housing Element Issues . This attorney will work closely with clients, developers, lenders, brokers, and other professionals to guide transactions from negotiation through closing and provide practical legal advice throughout the process. Key Responsibilities Handle and advise clients on a variety of commercial and residential real estate transactions . Manage and oversee real estate closings , including title review, closing documentation, due diligence, and resolution of closing issues, with fluency in reading title reports and understanding how title passes and how interests are transferred. Draft, review, and negotiate purchase and sale agreements, leases, easements, access agreements, development agreements, property management agreements, assignment and assumption agreements, amendments, licenses, deeds, loan documents, and other real estate-related contracts . Conduct and evaluate real estate due diligence, including title, survey, zoning, and property-use matters . Advise clients regarding land use, zoning, permitting, entitlements, and development issues , including General Plans and Housing Elements (prior municipal land-use experience is a plus, but this can be learned on the job) Work with local municipalities, planning and zoning departments, title companies, lenders, surveyors, and other professionals. Assist with property acquisitions, dispositions, development projects, financing, and related real estate matters. Negotiate agreements directly and independently with developers and counterparties where appropriate, while keeping (Adrian / other supervisor) informed and avoiding any commitment on behalf of the City / organization beyond the attorney’s authority. Identify potential legal and business risks and provide practical recommendations to clients. Manage multiple transactions and deadlines while maintaining strong attention to detail. Communicate effectively with clients and internal teams throughout the transaction and closing process. Qualifications Juris Doctor (J.D.) from an accredited law school. Active license to practice law in the applicable state. 5+ years of substantive real estate law experience preferred. Strong experience with real estate closings and transactional matters . Knowledge of land use, zoning, permitting, and real estate development ; familiarity with General Plans and Housing Elements is helpful. Familiarity with title reports, including how title passes and how interests in real property are transferred. Excellent contract drafting, negotiation, and analytical skills. Comfortable negotiating independently with developers and other counterparties, while exercising sound judgement about when to loop in (Adrian / other supervisor) and never overcommitting on behalf of the City / organization. Strong organizational skills and ability to manage multiple matters simultaneously. Excellent written and verbal communication skills. Ability to provide practical, business-oriented legal advice.
