Construction Project Manager Position Summary / Purpose The Project Manager leads construction and restoration projects—from initial inspection through final walk-through—serving as the primary point of contact for homeowners and stakeholders during what is often a stressful and health-impacting event in their lives. Principle Duties and Responsibilities Oversee all aspects of construction and restoration projects, including emergency mitigation and reconstruction, in alignment with industry standards and company procedures. Meet or exceed project response times, production goals, and completion targets while maintaining safety and quality. Inspect new and active job sites to determine repair, mitigation, and restoration needs, including water, fire, smoke, and microbial concerns. Work with clients and estimators to develop accurate, detailed scopes of work, including clear expectations for health, safety, and livability. Secure contracts, work authorizations, and payment terms in compliance with company policies and FTC advertising and disclosure guidelines. Create and manage project plans, including timelines, budgets, and resource allocations for labor, equipment, and materials. Coordinate and direct technicians, laborers, and subcontractors to ensure effective, code-compliant, and IICRC-aligned performance of services. Order, schedule, and track material and equipment deliveries to support uninterrupted workflow. Maintain project schedules, control costs, track expenses, and approve payments within budget thresholds. Monitor job progress through regular site visits, documenting conditions, changes, and safety practices. Implement and enforce health and safety protocols for team members, customers, and visitors on every job site. Build and maintain strong relationships with homeowners, adjusters, vendors, and other stakeholders through clear, empathetic communication. Document projects thoroughly in job management software, including notes, photos, estimates, change orders, and completion documentation. Conduct final inspections and customer walk-throughs to confirm completion, quality, and client understanding of post-restoration care. Additional Duties and Responsibilities Support training, mentoring, and coaching of technicians in restoration procedures, safety practices, and customer service. Assist with developing and refining internal processes, checklists, and documentation standards to improve quality and consistency. Participate in after-hours on-call rotation for emergency response, including water, fire, storm, and board-up services. Collaborate with office staff to ensure accurate project files, billing packets, and documentation for insurance and non-insurance work. Represent the company professionally at customer properties, adjuster meetings, and vendor interactions in the metro Atlanta area, including Suwanee and surrounding communities. Decision Rights and Authority Determine the sequence of work, methods, and resources required to safely and effectively complete projects at customer properties. Assign and adjust tasks for technicians, laborers, and subcontractors to match skills, certifications, and project demands. Recommend and approve reasonable field changes within defined budget and scope parameters, in coordination with estimators or ownership as required. Identify situations requiring escalation (e.g., structural concerns, suspected hazardous materials, major scope changes) and promptly involve appropriate leadership or specialists. Working Relationships and Scope Maintain timely, respectful, and effective communication with customers, internal team members, estimators, and leadership throughout each project. Work closely with mitigation and reconstruction teams to provide a seamless “initial mitigation to finished reconstruction” experience for the customer. Collaborate with vendors, inspectors, and adjusters to help ensure projects meet code, safety, and documentation requirements. Technical–Understands construction and restoration methods and is appropriately trained and / or certified in relevant areas (e.g., water mitigation, mold, fire and smoke, odor, health and safety). Applies IICRC and industry best practices on every job. Quality–Demonstrates accuracy, thoroughness, and pride in workmanship. Continuously monitors project quality and corrects issues promptly to protect occupant health and long-term building performance. Customer Focus–Anticipates customer concerns, communicates realistic expectations, and helps them make informed decisions. Respects homes, contents, and privacy, always acting in the customer’s best interest. Team Leadership–Provides clear direction, sets the example for safety and professionalism, and fosters a collaborative environment built on empathy, integrity, teamwork, and personal accountability. Technology–Uses standard office software and job management systems to create and manage scopes, documentation, photos, and communications. Qualifications: Knowledge, Skills, and Abilities Education and Experience High school diploma (or GED) required. Five (5) or more years of combined construction, restoration, and / or sales experience preferred, including experience leading crews or managing projects. Mathematical Skills Strong math skills with the ability to calculate measurements, quantities, and percentages, and to review estimates, budgets, and financial reports for accuracy and reasonableness. Computer Skills Proficient in the use of computers and standard office software (such as MS Word, Excel, and email), with the ability to learn and use industry-specific job management and estimating platforms. Certificates, Licenses, and Registrations Valid driver’s license with an acceptable driving record. IICRC or similar certifications (Water Damage Restoration, Applied Microbial Remediation, Fire and Smoke Restoration, Health and Safety, etc.) are preferred and may impact compensation. Willingness to obtain additional certifications is strongly encouraged. Physical Demands The physical demands described below are representative of those that must be met to successfully perform the essential functions of this job. Working Conditions Work is primarily performed at customer properties and job sites in Suwanee and the greater metro Atlanta area, as well as at company facilities. Environments may include standing water, sewage, soot, smoke odor, structural damage, mold or organic growth, and temperature extremes due to lack of utilities. Personal protective equipment (PPE) is provided and required where appropriate in accordance with safety and health standards. Noise levels are usually moderate but may be higher when operating or working near restoration and construction equipment. Position may include some office or remote work for planning, coordination, and documentation.
