Job Details: Location: Eagles Point at Tampa Palms Apartments, Tampa, FL 33613 Position Type: Full Time 30-40 hours per week Salary Range: $28.00 - $30.00 hourly Travel: Up to 25% Shift: Day - including weekend and oncall Category: Real Estate Service Manager Unit Size: Up to 299 units in one community Reports to: Community Manager Direct reports: Yes Role Overview As the Service Manager, you’ll have a big mission. If you choose to accept it, your mission will be to coordinate the work of employees who repair and maintain buildings/facilities. Prepare work schedules, assign work, and oversee the work product. May be involved in new construction or modification of existing properties. Perform a variety of complicated tasks. Responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring. Exhibit strong commitment to the service needs of the internal and external customer. Represent the company in a professional and courteous manner. As you can likely tell, "how" things are done matters just as much as "what" was done here at BH! Key Responsibilities Using independent judgment, complete maintenance employee schedules and communicate assignments to maintenance staff. Participate in site staffing needs with the Community Manager. Assess training needs of employees, provide input for needed training programs, coordinate and schedule appropriate training. Be responsible for safety and skill training for all maintenance employees. May assist with completing written property safety audits. Be responsible for daily property and grounds inspection to look for needed maintenance and liability hazards. Ensure all repairs / replacements are assigned and completed within company standards, including interior / exterior rehabilitation and construction projects. Assist with monitoring of resident satisfaction and ensure follow‑up on the results by property maintenance staff. Understand and comply with OSHA and all other safety requirements. Know federal, state, and local code and internal policies, initiatives and systems regarding maintenance. Employ the knowledge of mechanical methods, practices and tools in the inspection and repair of faults in a range of mechanical equipment/components. Inspect, maintain, install, repair, replace and clean equipment, including sourcing and installing new equipment. Assist in ensuring that established preventive maintenance programs are implemented, followed and documented per BH program guidelines. Have a complete understanding and working knowledge of the company’s policies and procedures, and ensure the team’s understanding and compliance. Be responsible for the maintenance and security of all property‑issued tools. Share on‑call responsibilities, including inclement weather conditions, with the maintenance team. Respond to resident requests per company standards. Perform other duties as assigned. You Have Minimum of four years of progressive maintenance and safety experience. Experience working with up to 299 units in one community. Advanced computer skills and industry‑specific technology to coordinate and help respond to resident/management requests for the property. Regularly perform manual, task‑oriented work independently and prioritize tasks. Assign tasks to the team. High school diploma is a plus. Required certifications: EPA Core, Type I‑Appliances, Type II‑HAVC, Certified Pool Operator. Required to provide own (industry‑specific) hand tools. Physical Requirements / Environment Lifting at least 50 pounds. Full range of motion with upper and lower body. Continuous movement, including, but not limited to, standing, walking, bending, stooping, crawling, and climbing stairs. Exposure to all weather conditions. Operation of motor equipment/vehicle onsite, if applicable. The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required. Work Schedule Monday-Friday (work schedule may vary). Some overtime may be required, and the ability to work extended hours, including on‑call and/or participate in a rotating on‑call schedule as needed to meet business needs.
