The ideal candidate will embody excellence and be able to effectively perform difficult professional field inspections, including interpreting, administering, analyzing, and enforcing state and local code requirements, reviewing and evaluating building plans and specifications. The work involves considerable public contact with contractors, architects, engineers, the general public, and other Town staff, and is performed under the regular supervision of a Chief Building Code Official. Anticipated Salary Range $71,448.00 - $88,628.80 Responsibilities Drive to construction sites and inspect buildings at various stages of construction to ensure conformity with approved plans and compliance with state building codes and related regulations; Perform live remote inspections within the guidelines approved by NC DOI and Town of Cary management; Identify conditions requiring correction or additional inspections, notify appropriate individuals, and issue warnings and stop work orders if necessary; Review alternate methods and materials not specifically prescribed by codes; determine if such alternate is equivalent to that prescribed by the code; approve or disapprove such use; document and maintain records regarding inspections; enter inspection information into the computer system; Testify in court on code violation cases; Assist in other inspection areas as needed when applicable; Provide consultation; advise and assist architects, engineers, contractors, and the general public on building code requirements, code interpretations, inspection procedures, and requirements for plan review and obtaining building permits; Develop and implement seminars and presentations to Town staff and the general public; Attend meetings and advise on difficult interpretation of the code and applicable ordinances; Prepare documents and materials to educate and inform the general public of code requirements; Provide code analysis for the general public by telephone, email, meetings and at the customer service counter on an immediate and anytime basis; Work with citizens, businesses and staff on a wide range of customer service issues; respond to citizen requests for code analysis; Conduct special research as needed; manage special projects as needed; Provide technical assistance to Town staff as needed; Perform other job‑related tasks as required. Qualifications Comprehensive knowledge of all types of building construction processes; Knowledge of design principles in the construction industry; Knowledge of NC state building and related codes and regulations; Knowledge and ability to operate computers, related technology, and a variety of software applications; Ability to read and interpret plans, specifications, and blueprints of some complexity, quickly and accurately and to compare them with the construction in process; Ability to establish and maintain effective working relationships with building owners, contractors and the public while using firmness and tact in enforcing building ordinances and codes; Ability to effectively work in high stress situations; Ability to effectively communicate orally and in writing. Ability to adopt and maintain accurate records. Any combination of education and experience equivalent to graduation from a community college with an associate’s degree in building construction or a closely related field and a minimum of five years’ experience in related building construction or inspection work is required. Candidates must also be pre‑qualified with the North Carolina Department of Insurance (NCDOI) for a Standard Building Level 2 certificate. Attach certificates or pre‑qualification letter with your application. Preferred Qualifications Standard level 2 or higher certificate in the Building trade; Experience working for a municipality as a Building inspector; Additional professional licenses or certifications; Commercial building experience. Physical Requirements Employees must be able to walk, climb, crawl, talk, see and hear. Work includes the ability to communicate with the public and the physical ability to conduct inspections while construction is in progress. Conditions of Employment Requires drug testing and background check (which may include criminal history check, SBI fingerprinting, motor vehicle records check, education verification and credit history review) and satisfactory reference checks prior to employment.
