Community Manager

POSITION SUMMARY:

The Community Manager is responsible for the overall management, operation, and performance of a manufactured housing community. This includes ensuring resident satisfaction, maintaining property standards, achieving financial goals, and overseeing on-site staff and vendors. The role combines customer service, operational oversight, and business management to create a safe, welcoming, and profitable community environment.

This is a fully on-site role, requiring a consistent physical presence at the community to support day-to-day operations and resident needs.

KEY RESPONSIBILITIES: 

Operational Management

• Oversee the daily operations of the manufactured housing community, ensuring compliance with company policies and local/state regulations.
• Conduct regular property inspections to ensure curb appeal, safety, and maintenance standards are met.
• Manage the rent collection process, enforce lease terms, and handle delinquency and eviction processes as necessary.
• Coordinate with maintenance staff and contractors to ensure timely completion of repairs, capital improvements, and lot/home readiness.
• Manage lot and home inventory, including vacant lots, company-owned homes, and homes in turn and drive the community toward full occupancy.
• Oversee utility billing and pass-throughs where applicable, including meter reads, submetering and resolution of billing disputes.
• Enforce community rules and lease terms consistently, including notices, violations, and documentation, and coordinate evictions with the Regional Operations Manager and company counsel.
• Manage vendor relationships, scopes of work, and certificates of insurance, and confirm work is completed effectively before approving payment.
• Support capital and infrastructure projects at the community, including roads, water and sewer systems, and common area improvements.
• Maintain and carry out community emergency and severe weather procedures and serve as the primary point of contact during incidents.

Financial Management

• Prepare and manage annual operating budgets, control expenses, and track variances.
• Review and approve invoices, monitor utility usage, and implement cost-control measures.
• Maximize occupancy and revenue through effective marketing, retention, and rent optimization strategies.
• Own delinquency management, including resident outreach, payment plans and escalation, and report status on the required cadence.
• Review monthly financial statements, explain variances to budget, and take corrective action.
• Manage petty cash, deposits, and receipting in line with company financial controls.

Home Sales & Leasing

• Support the community sales and leasing function, including lead generation, follow-up, showings, applications and closings.
• Market available homes and lots through company-approved channels, including online listings, signage, referrals and local outreach.
• Conduct all sales and leasing activity in strict compliance with Fair Housing, advertising, and consumer protection requirements.

Resident Relations

• Foster a positive, professional relationship with residents and ensure prompt resolution of concerns or complaints.
• Organize and oversee community events and programs that promote resident engagement and satisfaction.
• Ensure compliance with fair housing laws and company policies in all resident interactions.
• Manage the resident application, screening, approval, and lease signing processes using consistent and documented criteria.
• Conduct move-in and move-out inspections, and manage deposits, charges, and supporting documentation.
• Respond to resident communications within company service standards, and document resident interactions.

Leadership & Team Management

• Recruit, train, and supervise on-site team.
• Conduct performance evaluations and provide ongoing coaching and feedback.
• Promote a culture of accountability, teamwork, and continuous improvement.

Compliance & Reporting

• Maintain accurate records of leases, rent payments, maintenance work orders, and other community documentation.
• Prepare and submit required reports to corporate management in a timely manner.
• Ensure compliance with all state, local, and federal housing regulations, including fair housing, ADA, and environmental standards.
• Maintain resident files, home titles, and lease documents in company systems, and safeguard resident personal information.
• Track and maintain required community licenses, permits, registrations, and inspections.
• Report incidents, injuries, and property damage promptly in line with company procedure.

QUALIFICATIONS:

Education & Experience

• Ability to read and write at a high school level required; high school diploma or equivalent is preferred.
• Direct experience in manufactured housing communities is strongly preferred.
• CAM (Certified Apartment Manager), MCM (Manufactured Community Manager), or similar certification a plus.
• Ability and willingness to work on-site at the community on a full-time basis.
• Experience supervising on-site staff, including hiring, coaching, and documenting performance.

Skills & Competencies

• Strong leadership and interpersonal communication skills.
• Financial acumen, including budgeting, rent collection, and expense management.
• Knowledge of property management software (e.g., Yardi, Rent Manager, AppFolio).
• Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
• Customer service-oriented with strong problem-solving abilities.
• Working knowledge of Fair Housing Laws and landlord-tenant regulations.
• Ability to read, understand, and act on a monthly operating statement and a delinquency report.
• Willingness to hold difficult conversations, including delinquency, rule violations, and employment decisions.
• Ability to write clear notices, incident reports, and resident correspondence.
• Basic proficiency with email, spreadsheets, and mobile applications.

Requirements

• Valid driver’s license and reliable transportation required.
• Must meet company insurability standards to operate company vehicles, carts, or equipment, and a motor vehicle record check is required.
• Employment is contingent on satisfactory completion of a background screening.
• Must complete company-required Fair Housing, safety, and anti-harassment training as assigned.
• Must be available to respond to community emergencies after hours.

Physical Requirements & Working Conditions

• This position is primarily on-site at the assigned community in Indianapolis, IN and combines community office work with time outdoors on the property.
• Ability to walk the property and inspect homes/lots regularly.
• Must be able to lift up to 25 pounds occasionally.
• Work is performed both in the community office and outdoors while walking the property in varying weather conditions, including heat, cold, rain, and snow.
• The role requires frequent walking on uneven ground, standing, bending, climbing stairs, and accessing vacant homes that are under repair.
• The role requires safe operation of a vehicle or golf cart on community roads.
• May require availability for emergency calls or after-hours issues.
• Office hours are 8:00 AM–5:00 PM, Monday–Friday or Tuesday–Saturday. Everabode reserves the right to modify office hours as needed and may request hours to be worked outside the regular schedule, including split shifts, with advance notice.

COMPENSATION & BENEFITS:

• Position type: full-time, hourly, non-exempt.
• Pay: hourly rate based on experience and qualifications.
• Overtime is paid in accordance with federal and state law.
