Job Description

The Maintenance Service Manager is responsible for the overall operation, maintenance, repair, and safety of the condominium's building systems, common areas, and mechanical equipment. The ideal candidate holds a valid Black Seal Boiler Operator License and has extensive experience managing residential building maintenance, supervising staff, and ensuring compliance with all applicable codes and safety regulations.

Key Responsibilities

• Oversee the daily operation and maintenance of all building systems, including HVAC, boilers, plumbing, electrical, fire protection, and life safety systems.

• Operate and maintain boiler systems in accordance with Black Seal licensing requirements and state regulations.

• Develop and implement preventive maintenance programs to maximize equipment reliability and extend asset life.

• Supervise, train, schedule, and evaluate maintenance personnel.

• Respond promptly to resident maintenance requests and emergency situations.

• Maintain accurate records of inspections, repairs, equipment maintenance, and regulatory documentation.

• Be available for emergency on-call responsibilities, including nights, weekends, and holidays when required.

• Knowledge of risk management, OSHA, and MSDS

• Advanced level of skill in high-pressure boilers, Hot water heating systems, plumbing, and electrical

• Basic carpentry, drywall, and painting skills

• Exposure to complex mechanical systems such as boilers, circulating pumps, and water tanks.

• A safety mindset and an eye for detail

• A builder’s mentality (know it as you built it!)

• Excellent communication skills, both written and verbal

• A sharp professional appearance

• Intermediate proficiency with the Microsoft Office suite and comfort using various technology platforms, apps, and computer programs

• Availability for emergencies at the property, including an on-call rotation

• The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions

• This position is eligible for additional bonus opportunities.

Qualifications

• Valid Black Seal Boiler Operator License (required).

• High school diploma or equivalent; technical or trade school education preferred.

• Five or more years of commercial or residential building maintenance experience.

• Three or more years of supervisory or management experience.

• Strong knowledge of HVAC, boilers, plumbing, electrical, mechanical systems, and building automation.

• Ability to read blueprints, equipment manuals, and technical specifications.

• Strong troubleshooting and problem-solving skills.

• Excellent leadership, communication, and customer service abilities.

• Valid driver's license with a satisfactory driving record.

Physical Requirements

• Ability to lift up to 50 pounds.

• Frequent walking, climbing stairs and ladders, bending, kneeling, and standing for extended periods.

• Ability to work indoors and outdoors in varying weather conditions.

• Ability to respond to emergencies at any time.
