Location: Philadelphia, PA

Compensation: $25-$31/hour + Leasing Commissions and Performance Bonuses

Schedule: Full-Time

We are seeking an energetic, sales-driven Leasing Manager to lead leasing and marketing operations at a high-rise student housing community in Philadelphia. This position is ideal for an experienced leasing professional with a background in student housing, multifamily, apartment leasing, property management, sales, and marketing.

The Leasing Manager will partner closely with the Community Manager to develop leasing strategies, drive occupancy, increase resident retention, and lead a high-performing leasing team. This role requires a hands-on leader who thrives in a fast-paced environment and has a proven ability to exceed leasing goals while delivering an exceptional resident experience.


Key Responsibilities

Leasing & Occupancy Management

• Lead all leasing activities to achieve and maintain occupancy goals.
• Manage the full leasing cycle, including prospect generation, tours, applications, lease execution, renewals, and move-ins.
• Conduct in-person and virtual property tours for prospective residents.
• Monitor lead-to-lease conversion metrics and leasing performance KPIs.
• Ensure timely follow-up with prospects using CRM and property management systems.
• Review lease files and documentation for completeness and accuracy.
• Audit leasing processes to ensure compliance with company policies and Fair Housing regulations.
• Support resident retention through renewal campaigns and customer engagement initiatives.

Student Housing Marketing & Outreach

• Develop and execute leasing and marketing strategies to drive traffic and maximize occupancy.
• Coordinate outreach efforts with local colleges, universities, student organizations, and community partners.
• Plan and execute leasing events, resident events, housing fairs, open houses, and promotional campaigns.
• Manage digital marketing initiatives, including social media engagement, reputation management, and lead generation efforts.
• Conduct competitor and market surveys to identify leasing trends and opportunities.
• Monitor traffic sources and marketing effectiveness to optimize leasing results.

Leadership & Team Development

• Lead, coach, and motivate Leasing Consultants and onsite leasing staff.
• Support recruitment, onboarding, training, and performance management.
• Establish leasing goals and accountability measures for team members.
• Foster a culture of customer service, sales excellence, teamwork, and resident satisfaction.
• Provide ongoing feedback, coaching, and professional development.

Resident Experience & Customer Service

• Deliver exceptional customer service to prospective and current residents.
• Resolve resident concerns professionally and efficiently.
• Develop retention initiatives that enhance resident satisfaction and lease renewals.
• Promote a positive community atmosphere through engagement programs and events.

Operations & Property Support

• Partner with maintenance and operations teams to ensure apartment readiness and service excellence.
• Conduct property inspections and ensure model units, amenity spaces, and common areas are presentation-ready.
• Support vendor coordination and property operations as needed.
• Maintain accurate leasing reports, traffic logs, and occupancy data.

Required Qualifications

• 1+ years of experience in student housing, multifamily housing, apartment leasing, residential property management, or housing operations .
• Proven success in leasing, sales, customer service, or occupancy management.
• Experience leading or mentoring leasing teams preferred.
• Strong knowledge of Fair Housing regulations and leasing best practices.
• Excellent communication, sales, presentation, and relationship-building skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Experience with property management and CRM software.

Preferred Qualifications

• Bachelor's degree in Business, Marketing, Communications, Real Estate, Hospitality, or related field.
• Student housing experience strongly preferred.
• Experience with leasing platforms such as:

• Experience managing leasing goals, occupancy targets, and renewal performance.
