Core Values AIR - Driven by Accountability, Invested in People, Built on Reputation The Commercial Property Manager's main responsibility is to manage the assigned property(ies) daily operations. Responsibilities include, but are not limited to marketing, administration, property maintenance and security, record keeping, and reporting. The ideal candidate will have advanced proficientcy in Microsoft Excel. Responsibilites Assist in day-to-day operations of the property management company Provide direct communication with and assistance to tenant Respond directly and immediately to property-related issues as they arise Procure necessary materials or services for property maintenance, as needed Collaborate with property management team to create advertisement materials Utilize productivity software to generate and deliver communications for tenants and other stakeholders Supervise community and property management employees, including maintenance crew Respond to requests from local governments and communities to ensure legal compliance in all managed properties Assist with advertising and marketing, including web site postings, as directed by Regional Manager and Owner Stay familiar with market competition and rental rates – update market comps quarterly, more frequently if facing high vacancies Field inquiry calls to prospective tenants Approve all applicant files prior to move in and complete all new move in paperwork Meet with tenants at lease renewal, discuss any concerns Maintain good vendor relations; supervise and inspect all vendor/contractor work Minimum Requirements Advanced proficiency in Microsoft Excel required High school diploma or equivalent, additional education preferred Property Management Experience Real Estate License a plus Notary certification a plus Working knowledge of Microsoft Word, and Outlook (email and calendaring), basic math, and use of Property Management software, Yardi and commercial café experience preferred Excellent references Available to work periodic evenings or weekends QualificationsQualifications: PossessBachelor’sdegree from auniversityor College Possess 4-5 years of working experience Is proactive in character Ability toinitiatefollow-through Possess flexibility andhigh levelof dependability, as well as unquestionable confidentiality Possess strong oral and written communication skills to pass information to stakeholders without being misunderstood Possess good knowledge of office equipment and their operation, like scanners, fax machines, and copiers Ability to work with various computer packages like Excel, Outlook,PowerPoint,and MS Word, and Yardi Possess ability to work with others and get them to perform optimally Possess ability to multi-task and prioritize assignments Strategic Thinker In compliance with federal law, all persons hired will berequiredto verify identity and eligibility to work in the United States and to complete the required employment eligibility verification document form upon hire. #J-18808-Ljbffr
