Maintenance Technician IIThis position is located inside a correctional facility.Position SummaryThe Maintenance Technician II performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the client and its occupants. This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns.Essential Functions:Electrical: lighting repair and maintain lighting fixtures, ballasts, and circuit switchesElectrical: repair, replace and/or maintain 115V convenience outlets and circuitsElectronic systems (Fire alarm, security, timers): Ability to operate and perform testsPlumbing: Change out or repair flush valve on toilets and keep properly maintainedPlumbing: Perform corrective and preventive maintenance on all plumbing issues throughout facilityPlumbing: Clear drainage/sewage stoppages using appropriate equipment and methodsPlumbing: Locate and exercise isolation and shut off valvesCarpentry: Repair and assemble furnitureCarpentry: Perform wall patchingCarpentry: Install or repair ceramic wall tileCarpentry: Make repairs to roofing materialsFlooring: Make repairs to ceramic, vinyl tile floorsHVAC: Operate HVAC systems and controlsHVAC: Change Ventilation FiltersHVAC: Perform lubrication of motors/pumps/fansHVAC: Assist in repair of HVAC system equipmentHVAC: Perform cleaning of refrigeration equipment coilsGeneral: Maintain and clean mechanical rooms and equipment to maintain in like new conditionGeneral: Complete corrective/preventative maintenance work orders in a timely and professional mannerGeneral: Perform painting as needed/assignedGeneral: Perform cleaning/janitorial functions or superviseGeneral: Perform event setups and take-downsGeneral: Assist in installing new equipment for the facilityGeneral: Respond to On-Call emergency repair work or after hoursGeneral: Maintain clean and organized work areasGeneral: Maintain supply and materials in stock, organize and replenishGeneral: Ability to locate and shut off valves and electrical circuits in an emergencyGeneral: Assist other trades/technicians where assigned and/or neededOther Functions:Attend and actively participate in staff/safety meetingsMaintain all logs per ACA requirements as applicableOpen, document action taken, and close on demand and preventative maintenance work requests using a PC and PDAPerform other assignments as needed and/or assignedMust be able to work flexible hoursCompetencies:Ability to follow written and verbal instructionsMaintain correct and accurate record keepingStrong interpersonal and problem-solving skillsExcellent verbal/written communication and presentation skillsExperience in leading the project management processProven record of providing excellent customer serviceTechnical Skills:Understand and abide by all applicable Safety Data Sheets (SDS) proceduresUnderstand and abide by all Lock Out Tag Out proceduresPossess a working knowledge of MS Word, Excel, Outlook and PDAKnowledge, Skills, Abilities:High School Diploma or equivalent3-6 years of experience in the repair and maintenance of commercial buildings, educational environments, correctional facilities and/or health care facilitiesPerform at a skilled level for at least 2 of the following: electrical, carpentry, plumbing, HVAC, painting and/or general maintenance and at least semi-skilled for the othersFluent in English language to speak, read and write clearlyValid driver's licensePosition Type / Expected Hours of WorkThis is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.TravelNo travel is required for this position.Supervisory ResponsibilitiesNo supervisory duties for this position.Work EnvironmentThis position is located within a correctional facility. Work is performed both indoors and outdoors with exposure to various weather conditions.
