Maintenance Supervisor - FT - Day

Essential Duties and Responsibilities Build various structures for the use of the patients, e.g., benches, flower boxes, and other carpentry work requiring the use of various materials (wood, plaster, cement, nails, etc.). Perform general maintenance and plumbing repair, including replacing and unclogging hair traps, unplugging toilets, repairing washers and dryers, and replacing broken pipes and water lines. Maintain and replace electrical outlets and light bulbs, as well as rewire or replace wiring in various equipment used by the center. Remove furniture and clothing from rooms no longer occupied, or assist in moving patient belongings and furniture to another room. Paint interior or exterior of the center; may also include wallpapering. Install and check batteries of smoke alarms; assist in fire drills and check extinguishers; assist the fire marshal with inspections. Replace damaged windows. Assist in the construction of any additions to the center and comply with established budget restraints. Maintain appropriate supplies and equipment necessary to perform the job in accordance with the departmental budget. Maintain the grounds of the center, ensuring they are free of garbage, lawns mowed, hedges trimmed, and grounds weeded. Replace flooring, e.g., tear out and replace tile-type material. Use a pressure washer as requested. Use electrical tools and equipment when appropriate, including voltmeters, drills, saws, etc. Check oxygen levels of concentrators as requested or needed; perform routine maintenance on oxygen concentrators, water temperature tests, and routine laundry equipment maintenance as scheduled. Test fire alarm systems, fire safety equipment, and generator testing and routine maintenance as scheduled or needed. Perform basic plumbing and electrical skills as appropriate. Operate lawn equipment and perform routine ground maintenance as scheduled, including lawn, parking area, and driveways. Perform basic carpentry as requested, including framing, drywall, electrical, etc. Perform basic upkeep of the nursing center, such as changing filters, light bulbs, and cleaning as requested. Perform unscheduled maintenance tasks as requested. Assist with major cleaning projects as requested or needed. Promote the image and reputation of the System by exhibiting servant leadership and providing direct and open lines of communication. Contribute to committees, workgroups, project management, and collaborative efforts of the System. Perform other duties as necessary to ensure the success of the System. Skills and Abilities Proficient in using a computer, especially Microsoft Office, Excel, and Power Point. Excellent organizational and prioritizing skills. Effective and professional verbal and written communication skills. Communicates well with associates, patients, family members, and visitors, providing a warm and friendly greeting and an approachable attitude. Responds to expressed concerns while displaying a helpful, caring demeanor, and answers questions in a professional manner. Minimum Qualifications A minimum of a high school diploma or its equivalent preferred. Supervisory Responsibilities May be responsible for the direction and supervision of associates in the maintenance department. Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or associates of the organization. Mathematical Skills Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Reasoning Ability Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram format. The ability to deal with problems involving several concrete variables in standardized situations. Computer Application Skills Proficiency with Microsoft Outlook, Microsoft Excel, and Microsoft Word.
