GP Development is seeking an experienced Project Manager to provide overall leadership, direction, coordination, and financial management of commercial construction projects from preconstruction through closeout. The Project Manager is responsible for project planning, budgeting, scheduling, contract administration, procurement, quality control, safety management, client satisfaction, and team leadership.

This individual will partner closely with owners, architects, consultants, subcontractors, and field supervision to ensure projects are delivered safely, on schedule, within budget, and to the highest quality standards. The Project Manager serves as the primary point of contact for project stakeholders and plays a critical role in building lasting relationships and generating future business opportunities.

Successful candidates will have experience managing multiple concurrent projects while balancing competing priorities, maintaining client relationships, and delivering strong financial results. This role is best suited for a highly organized Project Manager who thrives in a fast-paced environment and can successfully oversee multiple active projects while maintaining budget, schedule, quality, safety, and client satisfaction.

 

Essential Duties and Responsibilities

Project Leadership & Team Management

• Provide overall leadership and direction for assigned projects.
• Responsible for overall project and team performance.
• Manage project teams and clearly define roles and responsibilities.
• Supervise, mentor, train, and develop Project Engineers, Assistant Project Managers, Coordinators, and other project staff.
• Foster a collaborative, accountable, and positive team environment.
• Lead project kickoff meetings and establish project procedures.
• Promote company culture, employee development, and continuous improvement initiatives.
• Participate in company meetings, training programs, safety initiatives, and business development activities.

 

Preconstruction Services

• Participate in project pursuit, estimating, and preconstruction efforts.
• Review project estimates and participate in estimate reviews.
• Assist with subcontractor bid reviews and post-bid interviews.
• Collaborate with estimating and operations teams during project handoff.
• Review plans, specifications, reports, and contract documents.
• Develop project execution plans and procurement strategies.
• Coordinate long-lead procurement activities.
• Establish project startup procedures and controls.

 

Financial Management

• Assume full responsibility for the financial success of assigned projects.
• Develop and maintain project budgets and forecasting models.
• Monitor project costs, commitments, cash flow, and profitability.
• Review and approve subcontractor and vendor invoices.
• Prepare monthly financial reports and project status reports.
• Manage owner billings and payment applications.
• Develop and maintain project cost projections.
• Identify financial risks and implement corrective actions.
• Manage project buyout activities and subcontract procurement.

Scheduling & Project Controls

• Develop and maintain master project schedules.
• Collaborate with Superintendents and subcontractors on schedule development.
• Monitor progress and identify scheduling risks.
• Develop recovery plans when schedule milestones are jeopardized.
• Conduct look-ahead planning meetings.
• Monitor critical path activities.
• Coordinate inspections, testing, commissioning, and turnover requirements.

 

Contract Administration

• Administer owner contracts, subcontracts, and purchase orders.
• Ensure project execution complies with contract requirements and company procedures.
• Thoroughly understand owner contract obligations and limitations.
• Manage and negotiate subcontract agreements.
• Maintain alignment between owner contracts and subcontract agreements.
• Lead administration of:

  • Change Orders
  • Purchase Orders
  • Procurement Activities
  • Contract Modifications
  • Claims Avoidance and Resolution
• Maintain complete project documentation and records.
• Ensure subcontractor insurance and compliance requirements are maintained.

 

Risk Management

• Identify, assess, and mitigate project risks.
• Develop strategies to avoid financial, contractual, schedule, and safety impacts.
• Monitor project exposures and proactively resolve issues.
• Escalate critical project concerns and recommend solutions.
• Analyze and resolve complex construction issues while minimizing disruptions.

 

Quality Management

• Develop and implement project-specific quality management plans.
• Establish quality control procedures that align with owner requirements.
• Monitor compliance with plans, specifications, and contract requirements.
• Coordinate inspections and testing activities.
• Resolve field quality issues with owners, architects, engineers, and subcontractors.
• Ensure successful project turnover and owner satisfaction.

 

Safety Leadership

• Promote and maintain a culture focused on safety excellence.
• Partner with project field teams to ensure compliance with company safety policies.
• Ensure compliance with OSHA and applicable regulatory requirements.
• Participate in safety meetings, site audits, and incident reviews.
• Support implementation of project-specific safety plans.
• Maintain safety as a core project value throughout all phases of construction.

 

Client Relations & Business Development

• Develop and maintain strong relationships with owners, architects, engineers, consultants, and subcontractors.
• Serve as the primary owner contact throughout project execution.
• Provide transparent and timely communication regarding project status.
• Assist in project pursuits, interviews, and preconstruction presentations.
• Identify opportunities for repeat business and client expansion.
• Support company marketing, networking, industry organizations, and community involvement efforts.

 

Project Closeout

• Develop and manage project closeout plans.
• Lead all closeout activities from substantial completion through final completion.
• Coordinate preparation of:

  • Turnover Packages
  • Final Accounting
• Ensure smooth owner transition and final project acceptance.

 

Qualifications

Education

• Bachelor's Degree in Construction Management, Engineering, Architecture, or related field, or an equivalent combination of education and industry experience.

 

Experience

• 5-10 years of commercial construction experience.
• Experience managing projects from preconstruction through closeout.
• Experience supervising project staff and managing subcontractors.
• Ground-up and tenant improvement construction experience preferred.
• Experience in design-build delivery methods preferred.
• Demonstrated success managing multiple concurrent commercial construction projects ranging from approximately $1M-$5M in value.
• Proven ability to successfully manage multiple projects simultaneously while maintaining schedule, budget, quality, safety, and client satisfaction.
• Strong experience with project financial management, forecasting, change order administration, subcontractor management, and client relations.
• Experience working in the Northern California construction market preferred.

 

Additional Qualifications

• Experience with healthcare, dental, veterinary, or other specialized medical facilities.
• Experience with DSA (Division of the State Architect) projects.
• Experience with design-build project delivery.

Physical Requirements

• Ability to visit active construction sites regularly.
• Ability to walk project sites and navigate construction environments.
• Ability to travel regularly to project sites throughout the Greater Sacramento region, with occasional travel to projects in other markets, including the Bay Area.
• Valid California Driver's License.

Compensation

$90,000 - $140,000 annually

Final compensation will be determined based on experience, qualifications, project management expertise, and overall fit.
