Renovation Field Lead

THE BUSINESS Sell Ready by Jake Maines is a pre-sale renovation concierge program based in Virginia Beach. Sell Ready LLC is a licensed Class A contractor. Homeowners pay nothing upfront. The company funds the renovation, manages every detail, and is repaid at closing from the sale proceeds. Most projects are cosmetic to moderate: paint, flooring, drywall, fixtures, landscaping, punch list, and general prep to get a home market-ready. The work is not new construction. It is targeted, high-impact renovation that changes how buyers feel when they walk through the door. This role exists because the business is growing and needs dedicated in-house labor to improve quality, speed, and margins. You are not hunting for your own work, bidding your own jobs, or running your own marketing. The work comes to you. You show up, do excellent work, and go home. RENOVATION WORK This is the core of the role. You are the hands on every Sell Ready project, handling the high-frequency trades that show up on nearly every job. Interior Interior and exterior painting: walls, ceilings, trim, doors, cabinets, and touch-ups Drywall repair: patching holes, skim coating, nail pops, and minor texture matching Flooring: removal of old flooring, prep, and installation of LVP, laminate, tile, and carpet as directed Basic carpentry: baseboards, crown molding, door and window trim, shelving, door replacements, and minor framing repairs Fixture swaps: light fixtures, ceiling fans, faucets, cabinet hardware, towel bars, outlets, and switch covers Kitchen and bath cosmetic updates: hardware, fixtures, countertop replacements when within scope, backsplash installation General punch list: caulking, weather stripping, door adjustments, squeaky floors, minor plumbing fixes like running toilets or slow drains Appliance installation and removal when needed Exterior and Grounds Pressure washing: driveways, siding, decks, patios, and walkways Basic landscaping: mowing, edging, mulching, bush trimming, flower bed cleanup, and leaf removal Exterior touch-up painting: shutters, front doors, trim, fences, and decks Gutter cleaning and minor gutter repair Deck and fence repair: loose boards, staining, sealing Demo and Haul Tear out old flooring, cabinets, fixtures, and other materials as directed Load and haul debris to the dump or dumpster Keep the job site clean and organized at all times. Debris does not sit overnight LISTING AND PROPERTY SUPPORT Beyond renovation projects, you will support active listings and a growing property management portfolio. Active Listings Touch-up repairs that come up between listing and closing Lawn care and general curb appeal upkeep on homes while they are on the market Make sure the home is swept, clean, and presentable before closings and photography Complete repairs required by inspection or HOA resale packages Property Management Unit turnovers: paint, patch, clean, and minor repairs between tenants Routine maintenance requests as dispatched Property inspections with photo documentation when assigned ERRANDS AND FIELD SUPPORT Sign installation and removal on listings Lockbox setup and retrieval Vacant property checks Materials and supply pickup from vendors Keeping the supply inventory stocked and organized Equipment maintenance: tools, trailer, and vehicle kept clean and in working order STANDARDS Show up on time, every time. If something changes, communicate immediately. Leave every job site cleaner than you found it. No exceptions. Take before and after photos of your work when the Operations Manager is not on site. Send them the same day. Wear clean, presentable work clothes. You are in clients' homes. Look like you belong there. Protect the homeowner's property. Cover floors, mask surfaces, move furniture carefully. Damage that could have been prevented is on you. Ask questions before guessing. If you are unsure about scope, materials, or approach, call the Operations Manager before starting. Communicate proactively. If a task is going to take longer than expected, if you need materials, or if you find something unexpected behind a wall, say so immediately. THE OPPORTUNITY This is steady, full-time W-2 work with a growing company. You do not need to find your own clients, market yourself, or chase invoices. The work is consistent, the projects are interesting, and the team is small enough that your effort is visible and valued. As the business grows, so does the role.
