Facilities Manager Big Wave Group · Half Moon Bay, California · Full-time, On-site Compensation: $90,000-$115,000 annually, plus benefits The Big Wave Group is a non-profit organization creating a vibrant intentional community for adults with intellectual and developmental disabilities in a coastal setting near the beach and harbor. The Facilities Manager is a full-time, on-site role responsible for the safe, efficient, and reliable operation of Big Wave Group's buildings and grounds. Responsibilities Oversee maintenance and repairs, coordinate with vendors and contractors, and manage facility inspections, safety protocols, and compliance with local regulations. Schedule and supervise janitorial and landscaping work; ensure mechanical, electrical, and plumbing systems function properly; and maintain preventive maintenance plans. Collaborate closely with program staff and leadership to support resident activities and community events - ensuring facilities are accessible, well-organized, and aligned with the needs of adults with intellectual and developmental disabilities. Monitor facility budgets, manage equipment and supply inventories, and contribute to long-term planning for campus improvements and sustainability initiatives. Qualifications Minimum of three (3) years of experience in facilities management, building operations, or property maintenance, including oversight of repairs, vendor coordination, and preventative maintenance plans. Knowledge of safety, accessibility, and compliance standards (e.g., OSHA, local building codes) and ability to implement clear safety procedures for diverse community members. Technical aptitude with mechanical, electrical, plumbing, and basic HVAC systems, and ability to troubleshoot and coordinate specialized repairs when needed. Ability to read and interpret technical drawings, as-built plans, and maintenance manuals. Strong organizational and project management skills to prioritize tasks, manage multiple work orders, and support daily campus operations. Effective communication and collaboration skills to work with staff, families, residents, volunteers, and external partners in a respectful, inclusive manner. Ability to perform hands-on work that may include light repairs, grounds support, and equipment handling, with a focus on maintaining a safe, welcoming environment.
