Role Overview

The employee will serve as a key leader within the real estate vertical driving asset and portfolio management initiatives across the hotel portfolio. This individual will be embedded within the investment team and will be responsible for driving operating performance, maximizing value creation, and ensuring disciplined execution of each asset’s business plan from acquisition through disposition. The role requires a seasoned hospitality asset management professional who brings deep fluency in branded hotel operations, capital planning, and institutional reporting.

Initially, the role will focus on full-time asset management of five to six select-service and compact full-service hotels concentrated within the East Coast geographies of Dauntless’s portfolio. Over time, the individual’s personal portfolio is expected to expand, and they will additionally take ownership of portfolio-level analytics and lead strategic portfolio-wide initiatives.

The successful candidate must be a self-starter who is fully proficient in producing their own analytics and fluent in modern AI tools. This is a hands-on role with shared analyst support across the team, and the individual will be expected to independently build models, dashboards, and analyses end-to-end.

This individual will also be responsible for presenting directly to the Asset Management Committee on key initiatives, including material deviations from approved business plans and significant new business plan items requiring committee review and approval.

Core Responsibilities

• Own property-level financial performance across the portfolio, including budgets, reforecasts, and regular benchmarking of RevPAR, flow-through, and margins

• Serve as the primary point of contact with third-party operators and brands, leading business reviews and holding operators accountable under management and franchise agreements

• Build and execute capital plans for each asset, including PIPs, renovations, and FF&E reserves, and measure results against original underwriting

• Set strategic guardrails for revenue management and commercial strategy, in coordination with Dauntless’s commercial strategy and revenue management resources

• Drive cost control across the portfolio, including procurement initiatives and operator labor models

• Support the deal team on acquisition diligence and disposition preparation, using portfolio operating data to inform underwriting

• Manage lender, JV partner, and investor reporting, including covenant compliance, quarterly investor commentary, and LP calls as needed

• Track local market conditions for each asset and turn them into property-level actions and portfolio recommendations for the investment committee

Qualifications

Required

• 8 to 15 years of hospitality asset management experience at an institutional hospitality ownership or investment platform, with acquisitions exposure a plus

• Deep operating fluency in branded hotels (Marriott, Hilton, IHG, Hyatt families), with a track record of managing operator and brand relationships to measurable results

• Experience with institutional reporting cadences, investment committee processes, and LP communications

• Strong financial modeling skills, including the ability to independently build property-level P&Ls, budgets, dashboards, and analyses using modern AI tools

• Willingness to travel 50%+ of the time, including frequent on-site property visits and periodic trips to other Dauntless offices

• Bachelor’s degree in hospitality management, real estate, finance, or a related field

Preferred

• Current or recent experience at a hospitality REIT or lodging-focused private equity sponsor

• MBA or graduate degree in real estate, hospitality, or finance

• Experience with lifestyle, soft-brand, or independent hotels (e.g., Tribute Portfolio, Moxy)

Compensation and Benefits

The anticipated base salary for this role is $200,000 to $250,000, determined by experience. Dauntless offers a competitive total compensation package, including a base salary, annual performance bonus, and potential participation in long-term incentive plans.
