Spinnaker Development is seeking an experienced Senior Project Manager to lead the day-to-day execution of custom residential construction projects throughout Newport Beach and coastal Orange County.

This is a hands-on leadership role for someone who understands that successful project management requires more than maintaining a schedule. You will be responsible for keeping projects organized, financially controlled, technically coordinated, and moving forward while serving as a trusted point of contact for clients, design professionals, subcontractors, inspectors, and internal leadership.

The Senior Project Manager will have regular presence on active job sites and will own assigned projects from active construction through completion and turnover.

What You'll Do

• Lead day-to-day construction activities from active construction through completion and turnover.
• Build and maintain project schedules, look-ahead plans, and critical-path activities.
• Plan ahead for labor, materials, selections, approvals, and information needed for each phase.
• Lead subcontractor coordination and field meetings while maintaining accountability for scope, schedule, and quality.
• Track long-lead materials and procurement against the construction schedule.
• Monitor project budgets, committed costs, change orders, allowances, and projected final costs.
• Review subcontractor bids, proposals, and change requests for scope, pricing, exclusions, and cost exposure.
• Ensure additional work is properly documented and authorized before proceeding whenever practicable.
• Coordinate architectural, structural, MEP, interior design, and consultant documents.
• Identify and resolve plan conflicts and constructability issues before they reach the field.
• Inspect work throughout construction, address deficiencies early, and drive punch-list completion.
• Maintain accurate project records, including drawings, approvals, RFIs, submittals, photos, and field documentation.
• Provide leadership with clear updates on schedule, financial position, risks, decisions, and priorities.
• Communicate professionally with clients, architects, designers, consultants, inspectors, and trade partners.
• Identify issues early and bring forward practical solutions.
• Use project management and documentation systems consistently.

What We're Looking For

Required:

• 7+ years of progressive residential construction experience, including significant experience in a Senior Project Manager, Project Manager, Superintendent, Field Project Manager, or comparable construction leadership role.

• Demonstrated experience managing residential projects from active construction through completion.
• Strong knowledge of residential construction methods, sequencing, building systems, and finish trades.
• Working knowledge of applicable building codes and construction practices.
• Experience managing budgets, estimates, change orders, subcontractor costs, and cost forecasting.
• Strong plan-reading skills across architectural, structural, MEP, and consultant documents.
• Comfort using project management software and digital field documentation.
• Valid California driver's license and acceptable driving record.

Preferred:

• Custom residential construction experience, particularly in coastal Southern California.
• Familiarity with Newport Beach and coastal Orange County building departments and inspection processes.
• Experience with open-book or detailed client cost reporting.
• Degree in construction management, engineering, or a related field, or equivalent practical experience.

You take ownership, think ahead, and follow through. You identify schedule, cost, and quality risks early and bring practical solutions to the table.

You are comfortable leading subcontractors in the field, reviewing project financials, interpreting construction documents, and communicating directly with clients and design professionals.

Compensation & Benefits

• $135,000-$160,000 annual base salary

Work Environment

This is a field-based position with regular presence on active residential construction sites and time in the company office. Daily local travel between job sites and the office is expected. The role requires walking active construction sites, including stairs, ladders, and uneven or unfinished surfaces, and following required PPE and safety procedures.
