We are seeking an experienced, highly organized, and detail-oriented Real Estate Closing Paralegal to join our growing team. The ideal candidate will have extensive experience handling Florida residential real estate transactions from contract through closing, including title examination, preparation of closing documents, escrow accounting, and post-closing procedures.

This position requires an individual who can independently manage a high-volume closing pipeline while providing exceptional service to clients, real estate agents, lenders, and other transaction participants.

Key Responsibilities

Real Estate Closings & Transaction Management

• Manage residential real estate transactions from contract execution through closing and post-closing.
• Review purchase and sale agreements, amendments, and related transaction documents.
• Coordinate with buyers, sellers, real estate agents, mortgage lenders, title companies, and attorneys.
• Monitor contractual deadlines, financing contingencies, inspection periods, and closing dates.
• Schedule and coordinate closings, including in-person, remote, and mail-away transactions.
• Prepare and review closing packages, deeds, affidavits, settlement statements, and other required documents.
• Review lender closing instructions and ensure all closing requirements are satisfied.

Title Review & Clearance

• Review title commitments, title searches, surveys, and municipal lien searches.
• Identify and assist in resolving title defects, liens, judgments, encumbrances, and other closing issues.
• Coordinate the preparation and issuance of title insurance commitments and policies.
• Obtain payoff statements, estoppel letters, lien releases, and other required documentation.
• Work with attorneys to resolve complex title and transactional matters.

Escrow & Closing Accounting

• Prepare and balance Closing Disclosures, ALTA settlement statements, and closing figures.
• Calculate prorations, adjustments, taxes, recording fees, and other settlement charges.
• Coordinate incoming and outgoing wire transfers and escrow disbursements.
• Verify receipt of closing funds and ensure accurate reconciliation of transaction accounts.
• Maintain accurate escrow records and comply with applicable trust accounting requirements.

Post-Closing Responsibilities

• Ensure timely recording of deeds, mortgages, satisfactions, and other required documents.
• Track outstanding post-closing requirements and resolve deficiencies.
• Coordinate issuance of final title insurance policies.
• Maintain complete, organized, and accurate transaction files.
• Ensure compliance with applicable Florida real estate regulations and firm procedures.

Qualifications

• Minimum 5 years of recent experience as a Florida residential real estate closing paralegal or real estate closer.
• Demonstrated ability to independently handle transactions from contract to closing.
• Strong knowledge of Florida real estate closing procedures, title insurance, and escrow requirements.
• Experience preparing and balancing ALTA settlement statements and Closing Disclosures.
• Proficiency with real estate closing software; experience with eClosing, Simplifile, and The Fund is highly desirable.
• Excellent organizational skills with the ability to manage multiple transactions and competing deadlines.
• Strong written and verbal communication skills.
• High attention to detail, accuracy, and problem-solving.
• Ability to work independently while collaborating effectively with attorneys and staff.
• Professional, client-focused approach to managing transactions.
