Maintenance Supervisor

MAINT. SUPERVISOR POSITION OVERVIEW: The Maintenance Supervisor is a key member of our maintenance team and plays a crucial role in overseeing maintenance operations, conducting repairs, and ensuring properties are well-maintained. This position requires strong technical skills, leadership abilities, and a commitment to maintaining properties to the highest standards. DUTIES AND RESPONSIBILITIES: Team Leadership: Supervise and lead a team of maintenance technicians, providing guidance, training, and support. Delegate maintenance tasks, prioritize work orders, and ensure the efficient use of resources. Maintenance and Repairs: Conduct routine maintenance and repairs, including plumbing, electrical, HVAC, and general maintenance tasks. Troubleshoot and diagnose maintenance issues, ensuring timely resolution. Inventory and Supplies: Maintain an organized inventory of maintenance supplies, tools, and equipment. Monitor and order supplies as needed to support maintenance operations. Vendor and Contractor Management: Coordinate and supervise work performed by third-party vendors and contractors, ensuring quality and compliance with agreements. Manage vendor relationships and procurement of services and supplies. Emergency Response: Be available to respond to maintenance emergencies on a rotating on-call basis, ensuring the safety and comfort of residents. Coordinate emergency maintenance and repairs as needed. Safety and Compliance: Ensure compliance with safety regulations, local codes, and company policies. Conduct regular safety inspections and address any safety concerns promptly. Documentation and Reporting: Maintain accurate records of maintenance activities, work orders, inventory, and safety inspections. Prepare and submit regular reports on maintenance operations as required. QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION AND/OR EXPERIENCE: Previous experience in maintenance, property management, or a related field preferred. Basic knowledge of plumbing, electrical, and general maintenance tasks. HVAC and EPO Preferred SKILLS AND ABILITIES: Strong problem-solving skills and attention to detail. Ability to work independently and efficiently. Excellent organizational and time management skills. PHYSICAL DEMANDS: While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl and talk or hear.
