Assistant Property Manager

Position Summary Assistant Property Manager (RAD). Responsible for assisting in managerial and administrative work involving the management and operation of INLIVIAN affordable properties and non‑residential properties. Responsibilities Manage rent collections, accounts receivable, and delinquency follow‑ups. Assist with leasing activities—from showing units to processing applications. Coordinate maintenance requests, ensure timely resolution, and maintain detailed work‑order logs. Conduct move‑ins, move‑outs, and inspections. Maintain accurate resident files and ensure HUD compliance. Support resident relations and community engagement initiatives. Act as Property Manager in absence, including oversight of operations. Generate required reports in an accurate and timely manner. Assist in developing and implementing advertising plans, writing advertisements, and placing them in appropriate publications. Coordinate vacancy preparation, maintenance projects and UPCS inspections. Review and keep updated on all applicable rules and regulations concerning housing programs. Attend the monthly Quality Circle meeting if the Property Manager is unavailable. Perform other duties as assigned. Minimum Qualifications High School Diploma or GED (Associate’s degree preferred). At least one year of relevant experience in property management or a related field. Knowledge and Skills Thorough knowledge of INLIVIAN operating policies and procedures; HUD regulations; public housing standards; and services available through local social service agencies. Good knowledge of leasing agreement procedures, recertification processes, and housing quality standards inspections. General knowledge of landlord law, procurement regulations, and OSHA requirements. Strong organizational and multitasking skills. Customer‑focused mindset with the ability to handle sensitive situations. Ability to communicate effectively with diverse populations. Ability to establish and maintain effective working relationships and communicate clearly, concisely, orally and in writing. Ability to interview and counsel residents and deal effectively with situations that require tact and diplomacy. Technical proficiency with INLIVIAN computer equipment and software packages. Physical Requirements Work is performed indoors and outdoors, involving walking long distances, climbing stairs, carrying, and reaching. May frequently stand for long periods and deal with on‑call after‑hours emergencies. Must be able to sit or stand up to eight hours, bend, stoop, push, pull, use fingers bilaterally, have corrected vision and hearing, and operate equipment. Work Environment Normal risks and discomfort associated with an office environment, with occasional outdoor visits to housing developments.
